Rules

Check-in Procedure - All guests must check in with management upon arrival. - Rates are based on one RV per site with two adults and two kids. - Additional occupants, up to 6 total, will require an additional fee. - No overnight “sleepovers.” - Any and all expenses must be paid in full prior to departure. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Quiet Hours Policy - Quiet Hours are 10 pm- 7 am. - No generators except during power outages. Vehicle Policy - Speed Limit is 5 mph. No driving in the grass or off all-weather surfaces/roads. - All vehicles must remain on an all-weather surface and must be in good operating condition. - Each site is limited to one (1) RV and two (2) vehicles; no boats, trailers, or extra vehicles. - Please do not park on the road or in unoccupied sites. Children Policy - We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. - Please use good judgment if you decide to leave your children at the park when you are gone. - We are not responsible for their safety or welfare. You are liable for their behavior. Pets Policy - No aggressive animals are allowed. - All pets must be kept indoors and leashed when outdoors except in designated areas. - No excessive barking. - Waste must be immediately picked up and properly disposed of. - Limit of two (2) pets per site. - No pets in the bath/laundry facility. Aesthetics Policy - All RVs must be under 10 years of age or have prior approval by management. - They should be properly maintained with repairs made as soon as possible and maintain a “factory-like” appearance. - Window AC Units, visible duct tape, plywood siding, etc. are not permitted. - Management should be consulted if you have questions. Firepits Policy - Open Wood burning fires are not permitted. - Grills, griddles, and propane fire pits are permitted but must not be left unattended. Site Upkeep Policy - Outdoor furniture, grills, etc. should be stowed away to allow easy access for mowing/landscaping and maintain a tidy appearance. - Prolonged storage under the RV is not permitted. - If the site is vacated and left in poor condition, management has the right to charge a clean-up fee. - RV and Car washing using park water are prohibited. - NO OIL CHANGES or vehicle maintenance requiring disassembly is allowed. - All repair work, using outside vendors must be pre-approved. - Workers are required to check in before work can begin. - Call Management at your earliest convenience for approval. - Construction of permanent or semi-permeant structures is not permitted without approval from management. - This includes but is not limited to poles, decks, fencing, playsets, swimming pools, and portable awnings. - Pressure Reduction Valves are required on water connections to prevent damage. - We have very high water pressure that WILL damage your camper if not used. - Valves are available for purchase at the office. Hoses should be in good working condition, free of leaks. - Unattended water leaks can result in removal and/or fine. Sewage Policy - Do not place ANYTHING into drains or sewer lines other than water, human wastes, and toilet paper. - No feminine hygiene products, wet wipes, diapers, food, or grease; put them in trash bags! This will damage your RV and our sewer system. - No draining of tanks on the ground. - Violations will result in removal and/or fine. Flushing Sewer Tanks/ Sewer connection Policy – A positive sewer seal at both ends of the sewer hose using a fastened connector or a rubber donut is required by Texas law. - Tank valves should remain closed until tanks become full and need to be emptied. - The black water tank should be emptied first, then grey water to properly flush solids. - Trash should be immediately picked up and properly disposed of in dumpsters at the park entrance. - Dumpsters are for household trash only. No bulk items or hazardous materials. - No tampering with electric meters, boxes, or pedestals. No cheater boxes or pigtails allowed. - Plug ends will be monitored for excessive temperature. - Failing equipment could result in disconnect or repair at the owner’s expense to avoid damage/ fire. Security Policy - Operating a business on-site, which requires non-paying, short-term traffic at the park is prohibited. - Criminal activity of any kind will result in immediate removal and criminal charges. - Please report any issues or suspected criminal activity to management. - Please take care of our facilities so they can be enjoyed by everyone. - No fireworks or open displays of firearms are permitted. - Subletting of RV and/ or prepaid sites is prohibited. - This property is under 24 hr. surveillance. - The equipment in use is to aid in the prosecution of any crimes committed against this business. Wildlife Policy - We are in a rural area with lots of wildlife including deer, raccoons, opossums, bobcats, coyotes, feral hogs as well as various poisonous and non-poisonous snakes and spiders. - Please maintain awareness and use caution when reaching into unseen areas. - Do not feed the wildlife. Please do your part to not leave food or trash out. - Big Country RV Park, LLC. is a privately owned business and the sole property of Big Country RV Park, LLC. - Management has the right to refuse service to anyone, for any reason, without advanced notice. - Guests of the park have no rights to the land, amenities, or services provided. - Management reserves the right to change park rules, reservations, and fees deemed necessary. - No refunds or prorated fee is given for shortened stays or ejection due to violations of park rules. - No refunds for any weather event except in the case of mandatory evacuation orders given by local authorities for our area.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
