Check-In Procedure
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Fitness Center
- Guests should follow the Fitness Center Rules. 
- Fitness Center Rules agreement has to be signed by all guests. 
- The Fitness Center is for guests only; visitors are not permitted. 
- The Fitness Center is subject to availability.
Laundry Room
- Guests should follow the Laundry Room Rules. 
- The Laundry Rules agreement has to be signed by all guests. 
- The laundry room is for guests only; visitors are not permitted. 
- The laundry room is subject to availability.
- Is open 24hrs. 
- Please pick up trash if you dropped it. 
- Help us to keep it clean for others after you.
Conference Room
- The conference room should be booked upfront. 
- Food or drinks should be properly disposed of and should not be left behind. 
- The room should be cleaned up properly after every use. 
- There will be a penalty assessed if these guidelines are not followed. 
- Bookings of the conference room are subject to availability.
Pavilion/Arena
- Pavilion can be booked upfront for private use. 
- Food or drinks should be properly disposed of and should not be left behind. 
- The Pavilion should be cleaned up properly after every use. 
- There will be a penalty assessed if these guidelines are not followed. 
- Bookings of the Pavilion are subject to availability.
Mail Box
- One key to the mail box assigned will be provided. 
- Duplication of keys is not allowed. 
- There will be a fee of $25 for the loss or damage of the key.
High Speed Internet
- Park provides high-speed internet to all guests to be able to use it within the park areas, subject to availability. 
- Wi-Fi quality and stability are not guaranteed.
Showers
- Showers should be booked upfront by the guest. 
- Showers should be cleaned after every use so that the next guest can use them properly. 
- If it is not kept clean or damaged, the tenant will not be eligible for any future bookings unless any issues or damages are immediately reported to the management. 
- Showers are not always guaranteed. 
Water and Waste Water
- Protect waste and water hoses for park maintenance; damage due to unprotected hoses is not our responsibility. 
- Use a pressure regulator for safety. 
- Disconnect flush hoses when not in use.
- The state forbids wastewater on the grounds. 
- This includes a dishwasher. 
- Sewer rings or threaded fittings required.
Enjoyment of the Park
- Rooster RV Park will not tolerate any onerous, obnoxious, or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parts utilizing our facilities. 
Additional Storage
- Trailers, boats, and other recreational vehicles are not permitted to be parked on the property, and empty RV sites shall not be used for parking of any kind. 
- There are additional paid/unpaid spaces available at the park to rent to park additional trailers, cars, etc., on a first-come, first-served basis, subject to availability. 
- Guest agrees that the additional storage space rented will not be used for shelter, living, or residential purposes for any period during the term of this agreement.
Trash and Dumpster
- Dumpsters are for household garbage only; large items must be disposed of off-site at the cost of the guest. 
- Trash must not be let outside RVs. 
- Dispose of trash properly in the provided dumpsters; do not use the RV Park property trash cans. 
- Help maintain cleanliness; avoid littering. 
- No glass containers outside of RVs and vehicles for guest safety.
- Two dumpsters in the center parking lot are available. 
- Please place all trash in the dumpster; no trash should be left outside of the dumpster. 
- Please close lids after dumping. 
- Please help us keep the park clean and attractive.
RV Setup
- Vehicles must be registered, maintained, and in good condition. 
- RVs must be leveled and supported correctly. 
- It is the guest’s responsibility to check the size of the slide-outs and make sure such slide-outs are within the same allotted lot and do not extend to the adjacent lot or common areas/roads.
Decks
- Outdoor decks or patios attached to RVs are not allowed, and if the guest wants to install such patios or decks, they must take prior management approval before installation. 
- Once installed, it cannot be removed upon lease termination and will be considered the park's property.
Parking and Permitted Vehicles 
- Two standard-size vehicles (cars) or motorcycles permitted per site. 
- No parking on grass or street parking. 
- Vehicles must park in designated areas; trailers require manager approval.
- Golf carts are allowed, one.
Cleanliness of the Lot
- Perimeter fencing, appliances, indoor furniture, excessive storage under RV, excessive décor, clotheslines, tents or tarps, and pet cages/crates/pens are prohibited.
- Please keep your area clean at all times, mandatory. 
- If you have been warned prior, and the problem isn't resolved. 
- ORC has the right to ask you to move from the park.
Outdoor Furniture
- Outdoor patio furniture, traditional grill, portable fire pit, bicycles, children’s outdoor toys, and pet fencing need to be approved by management prior to placement/setup. 
- Use of customary outdoor furniture and accessories should be approved by Rooster RV park. 
- Store tools and recreational items inside the RV. 
- Keep the space neat and organized; avoid tampering with park systems.
Children and Minors
- Parents are legally responsible for the supervision, behavior, and whereabouts of their children. 
- Minors must be under adult supervision at all times. 
- Rooster RV Park is not liable for injuries or accidents involving minors, whether they are participating in recreational activities, the play area, or otherwise present in the Park.
Soliciting and Nuisance 
- No smoking in common areas. 
- Be courteous to other guests; maintain acceptable noise levels. 
- RV owners are responsible for the conduct of their family members, guests, and visitors. 
- No generators, soliciting, loitering, or criminal activity allowed. 
- Generators are allowed in the case of power loss for over one day and should be reported to the management prior to such usage.
Security Cameras
- The park uses security cameras to tape and store any activity within the park-like common areas, roads, and entry/exits for the security of the guests. 
- Hosts will provide such information to law enforcement during any investigations.
- The privacy of such information is secured unless required to share with such agencies.
Campfires
- Campfires are prohibited; use portable fire pits in the designated park area only. 
- Keep fire extinguishers available; follow safety regulations.
Damages to Property
- Secure gas and propane tanks properly. 
- Hazardous materials are not allowed on-site; dispose of them according to the law. 
- Keep weapons compliant with state and federal laws. 
- Guests are responsible for damage or destruction of property.
Utility Connection
- Guests shall not alter utility connections provided by the park. 
- Guests should not use the water connections or electric outlets from any other lots than the one assigned to the guest. 
- Rooster RV Park reserves the right to disconnect utilities for repairs. 
Building Safety
- Keep doors closed at all times for safety.
Speed Limit
- The speed limit in the park for all vehicles at all times is 5 mph.
- Please drive slowly and carefully
- Children are playing.
Guest Courtesy
- Respect the privacy of all guests.
- Avoid using occupied sites as walk-throughs. 
Waste
- Seal waste disposal hookups properly.
- Texas law requires a secure connection. 
Fireworks
- Fireworks are strictly prohibited in the Old Rooster Creek Property. 
- Law enforcement will be duly notified if such a violation occurs for the safety of the park.
- None are to be allowed, orders of the Fire Marshall. 
- No exceptions
Insurance
- Guest agrees to carry his/her own liability and comprehensive insurance to protect against theft, pilferage, fire, windstorm, water damage, hail, and vandalism. 
- As lessor of space, the Host cannot and will not be responsible for loss of any kind, and it is mutually understood that the guest hereby releases the Host from any and all liability or cause whatsoever. 
Age of RV’s
- RVs must be 20 years or newer, or approved by management before check-in. 
- Any RVs older than 20 years will be approved on a case-by-case basis. 
- Certain types of RVs are prohibited.
Repairs
- No major repairs will be permitted onsite at the property. 
- No vehicle repairs, maintenance, or washing of RVs within the park is allowed. 
- RVs/Boats/vehicles stored in the storage area should not be washed/repaired, or operated at any point in time within the storage area.
Guest Screening
- Guests over 18 must undergo a background check prior to arrival. 
Site Rent
- Site rent includes water, sewer, trash, common amenities, and Wi-Fi services. 
- Electric is included for certain lots. 
- Please check with park management for such lot details. 
- Guests may only occupy the area within their site for us.
Animals
- No farm animals allowed, this includes chickens and Roosters, pigs, and goats.
 Windows Units
- If you have an older camper, no window units are allowed.
Outside Refrigerator
- No outside refrigerator or freezer allowed anymore. 
- The Electrical cost is expensive. 
- This new policy has to be enforced, or the park may have to put the electrical cost burden on you in the future.
Fire Pits 
- Store-bought only, no homemade ones allowed.
Pets
- All dogs must be kept on leash at all times as you walk your dogs. 
- Dogs cannot be kept on chains or ropes outside your camper; it is against the Law in Collin County.
- A dog park is available. 
- All poop must be picked up.
- Please help us keep the park clean for others.
Quiet Time
- Hours are from 10:00 pm to 7:00 am. 
- No exceptions.
Firearms
- No firearms are allowed to be discharged at any time at the park. 
- No exceptions.
Payment
- New tenants are to pay upfront Fees for the RV park. 
- Only one RV per spot. 
- If wanting to guarantee the next available spot, a deposit is required.
Smoking
- No smoking permitted in any buildings, order of Fire Marshals. 
- Please don't throw down butt; dispose of it properly.
Host/Guest Relationship
- The parties agree that this agreement shall create the relationship of host and guest, and no other relationship of any kind between the parties hereto. 
- The ("stored property") shall not be deemed to be in the possession, care, custody, or control of the host, and the host assumes none of the obligations of a warehouseman or other bailee. 
- It is expressly understood and agreed that no bailment or deposit of goods for safekeeping is intended nor created hereunder. 
Rent
- All rent is due on or before the 1st of each month. 
- A 5% late fee will be applied to payments received on the 4th day following the due date, with an additional charge of $10 per day until the invoice is paid in full. 
- Guests must pay for site services; failure to do so may result in criminal prosecution. 
- A one-time, non-refundable new account administration fee of $35.00 shall be due on the date of this Agreement. 
- Rates listed include services for up to 2 adults, 1 child. 
- Additional fees apply for extra guests or pets. 
- Maximum limits per site: 3 adults, 2 children, and 1 pet. 
- Payment can be made through money order, cash, or other electronic payment methods accepted by management. 
- No personal checks are allowed.
Proration
- Partial month's rent for leases starting after the first day of the month shall be prorated and collected in advance along with 1 (one) month's prepaid rent. 
Default of Payment
- In the event of the Guest’s default in the payment of rent when due, or failure to perform any other covenant contained herein, the Guest expressly agrees that the Host may bring any action for the enforcement of this Agreement.
- Guest shall be liable for all costs of that action, including reasonable attorney fees and expenses. 
- The host may terminate the agreement with a notice to vacate. 
- Guests must vacate within three days of the provided notice, except in the case of an "Act of Default." 
- Acts of Default include failure to pay fees, providing false information, or violating park rules. 
Termination
- Guest agrees to give Host at least thirty (30) days' written notice of termination of this agreement. 
- All cancellations will have a cancellation fee of 25% of the total amount. 
- Monthly sites require a 30-day notice for a refund of the deposit. 
- Guest agrees to vacate the rented space and remove the Stored Property at any time upon receiving 30 days’ notice in writing, in case of a sale or other disposition of the Facility.
- In the event of any onerous, noxious, or offensive activity or violation of park rules, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without a refund, unless a 30-day notice is provided.
Alteration of Rules
- Rooster RV Park retains the right to alter rules; management decisions are final. 
- Violation of rules may result in termination of stay.
Acceptance of Rules and Regulations
- These policies are designed to protect both Rooster RV Park and its guests, ensuring a safe and enjoyable environment for all. 
- By staying at the Rooster RV Park, guests acknowledge that they have read and agree to these policies, and that they assume responsibility for any consequences of noncompliance.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
