17 years ago, our family purchased Tinney Lake and began creating Lake Falling Star RV Resort. Our 44-acre park is quiet, clean, and extraordinarily beautiful. The sunsets are breathtaking, and the night stars will melt the stress away. We have added new granite walkways along the waterfront. The new pergola cover keeps the pool shaded during the day’s heat. A quaint laundry room where you can enjoy a book overlooking the lake while your clothes are drying. For the bird watchers in the family, this is the place.

Registration and Arrival
Check-In Procedure
- Check-in time is 1:00 PM. 
- Check-out time is 12 Noon.
- We do not park campers after dark.
- No refunds/prorating for early departures or during special events/holidays.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Rates
- Prices are for 2 people. 
- See current rates for additional person charge.
Guest
- All guests must notify Management and comply with park rules and policies.
- Max 4 guests per site. 
- Some sites allow for 2 vehicles, other sites allow for 1. 
- All guests must register with management.
- Guests use the Park’s facilities at their own risk. 
- Management assumes no liability for loss or damage to guest property and/or injury to person(s), pet(s), or party occurring due to use of Park facilities or caused by others on the premises.
Extended Stay
- If you choose to extend your stay, we do not guarantee the same site. 
Pet Policy
- Dogs and cats (indoor cats) are permitted but limited to no more than two (2) pets per RV site.
- Per insurance, we are not able to accept any Pitbull breeds.
- No aggressive behavior in any dog is allowed.
- All pets to be on leash (electronic collars are acceptable)
- Clean up after your pet anywhere on the property. 
- Strictly enforced. 
- 1st offense is a $25 fine. 
- 2nd offense, you will be asked to leave.
- No washing of pet bedding in the laundry facility.
- No constant or frequent barking or left unattended
- No metal rods are placed in the ground for tying your pet. 
- All tethers must be attached to the RV.
- Down at the lake is an off-leash area, so your dog can swim and run, if they are non-aggressive towards other dogs. 
- You must still pick up after your pet.
- No pet pens, permanent, portable, temporary, travel-type cages, or doghouses are permitted on the exterior of any RV Site unless approved by Management.
- Lake Falling Star RV Park: will be Held Harmless from, all claims, lawsuits, demands, causes of action liability, loss, damage and/or injury, of any kind whatsoever (including without limitation all claims for monetary loss, property damage, equitable relief, personal injury and/or wrongful death), any acts on the part of the pet. 
- Pet owners are responsible for any actions caused by their pet.
- Lake Falling Star RV Park will be held harmless from all claims, lawsuits, demands, causes of action liability, loss, damage and or injury, of any kind whatsoever including without limitation all claims for monetary loss, property damage, equitable relief, personal injury and or wrongful death, any acts on the part of the pet. 
- You are the owner of the pet and are responsible for any actions caused by your pet. 
- Pet owners are responsible for any property damage, injury, and disturbances caused by their pets. 
- Monthly RV site rentals with pets will pay a monthly fee for their pets.
Pool Policy
- Obey all pool rules posted at the entrance of the pool. 
- No running, obnoxious, or offensive behavior tolerated. 
- Must have proper swimwear. 
- No lifeguard on duty.
- No Swimming is allowed in the Lake. 
- Fishing is catch and release only. 
- Lake use is permitted, but “use at your own risk”. 
Security Gate Entrance
- You will be given a gate code to enter through the security gate, and you will be shown how to exit the security gate. 
- You are not allowed to give out this gate code as it is only issued to your site. 
- If you have guests coming over, you will need to go up and let them in and show them how to exit out of the gate.
- All monthly guests will receive a remote control for the front entrance gate maximum remotes per site is two remotes. 
- If the remote is damaged or lost, there is a $50 fee per remote. 
- If you have guests arriving at the park, you are to walk up and open the gate for them and let them out upon their departure.
Lake Rules 
- No Swimming is allowed in the Lake. 
- Catch and release only all persons utilizing the lake, “Use at your own Risk.” 
- If it rains and the water is over the bridges to the docks, do not cross to the docks. 
- Lake Falling Star Ltd is not responsible for any accidents occurred at the water or on the water or on the docks or bridges. 
- RV site users, cabin guests, or general guests (who notified management that they are on the property) are responsible for their own safety.
Parking & Vehicles
- One vehicle per site unless your site allows two. 
- If unsure, check with management.
- No Parking on streets, grass, concrete patios, or adjacent/vacant sites.
- Additional vehicles require management approval. 
- Additional cars can be parked in the overflow parking after you pay the “Extra Car Fee” and receive approval from management.
- No vehicle repairs or maintenance may be done in the park, except by approved mobile methods.
- Washing RVs & vehicles and automotive work is not allowed in the Park.
Quiet Time
- Quiet hours are from 10 PM-8:00 AM.
Garbage
- The Dumpster is for personal household trash only. 
- Please break down boxes before placing them in the trash receptacle. 
- Also, all garbage was bagged and tied. 
- Do not leave trash outside your RV. 
- Sites are to be kept clean.
Prohibited
- No generators, fireworks, or loud music/parties.
- Subletting or renting of an RV by a current guest is prohibited.
- No illegal drugs.
- All weapons shall be kept in compliance with state/federal laws. 
- No discharge or use of firearms in the Park.
- No smoking in Park buildings or rental units.
- No peddling, soliciting, for sale signs, or business enterprise is allowed in the Park.
Sites
- All sites must be kept uncluttered; no refrigerators or freezers are permitted. 
- Lawn furniture, rugs, coolers, and any other personal items should be on your patio; nothing in the grass.
- No dumping coals from your grill at your site or on the grass.
- Do not walk through or drive through empty sites. 
- Do not block empty sites with your vehicle.
Children Policy
- Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children.
- Children under 12 must be accompanied by an adult in the restroom, laundry room and gathering place, and pool.
- Please leave the laundry room and restrooms as you would like to find them. 
- Contact Management if attention is needed.
Clothesline
- No clothesline or hanging laundry outside.
Speed Limit
- Speed limit is 5 mph on all roads inside the Park.
Catastrophic Events.
- The Park is not responsible for loss or damage due to fire, accident, theft, weather, or catastrophic events.
Behavior
- Common courtesy shall prevail between all persons in the Park. 
- Respect the privacy of other guests. 
- Profane, abusive, harassing, threatening language or actions directed at the Park personnel or other guests is unacceptable, and you will be asked to leave.
Monthly & Long Term Guests
- RV rates are for 2-person occupancy. 
- Additional costs for monthly children $50 per child, adults $100 per adult, 3rd vehicle $50, cargo trailer $75. 
- Note that the maximum occupancy is highly monitored.
- If you choose to extend your stay, we do not guarantee the same site. 
Monthly’s Leaving Out 
- You shall notify the park on what day you will be checking out if leaving early, so we can read your electric meter and check you out. 
- Please notify the park if you are not staying another month before we do your billing on the first of the month. 
- If you don’t, and the next month’s bill goes out, you will be responsible for payment.
Visiting Guests 
- All visitors must notify management and park vehicles in the overflow parking area. 
- If using any amenities, fishing or swimming shall pay the day fee. 
- Overnight guests $10 per night per adult. 
- $5 for children per night. 
- Visiting guests will leave the park by 10 PM. 
- All guests must obey the policies of the Park; it is your job to inform them.
Pest Control
- Monthly guests are responsible for treating insects, ie, ants, at your RV site.
Washing Rigs
- Keeping your RV clean and in good repair is required. 
- If you are going to wash your RV yourself, or if you are using a mobile RV wash service, there is a $25 water charge; you will notify management to add the fee to your bill. 
- Mobil Tech is encouraged. 
- Please let Management know if Tech will be on site. 
- No washing personnel vehicles.
Steps
- Steps/ramps are allowed pending Management approval.
Park Decorum
- Common areas: all guests are expected to maintain the common area facilities in a clean, neat, and orderly manner. 
- This privilege is subject to revocation is misused or abused. 
- Smoking is not allowed in any buildings.
Rents and Charges 
- Monthly rent, fees, and electricity are due on the 1st of the month. 
- If rent is not paid by the 2nd day, there is a $25 late fee. 
- If payment is not made by the 3rd day, renters' electricity will be turned off, and you will be notified to vacate.
-  If you do not quit and deliver up peaceful possession of the premises you now hold, the RV park can legally tow and impound your RV. 
- You are not a Tenant with a lease.
Mail Delivery/Address
- If you are using Lake Falling Star Park’s address for the United States Postal Service, you must have your site # on the address or cabin name, no exceptions. 
- Your mail will not be delivered; it will be returned stating an incomplete address. 
- Amazon, UPS, FedEx, it will be delivered to the box out front by the entrance gate.
- We will not forward any mail after you leave the park.
Speed Limit 
- 5 mph on any roads inside the Park. 
- Drivers of motor vehicles and golf carts shall yield the right of way to pedestrians and bicycle operators. 
- Bicycles shall yield the right of way to pedestrians. 
- No vehicle repairs are allowed inside of park. 
- No washing of vehicles.
Motorcycles
- Motorcycles are not to be parked on the concrete patios; they must park in the RV site, the same as a car or truck. 
- ATVs, Go-Carts, Four-wheelers, Side-by-Sides, and dirt bikes are not allowed. 
- No loud Motorcycles must adhere to quiet hours.
RV Site Appearance
- You are allowed 5 outdoor plants. 
- Nothing stored under your unit. 
- Nothing is placed in the grass area of your site; we will need to mow and trim. 
- Your site must not be cluttered and have a clean, orderly appearance.
- Please contact management, as they will be happy to advise you of what’s allowed and not allowed. No pet fences. No garbage left outside the unit. 
- Please break down all boxes before placing them in the dumpsters, regardless of the size of the box. 
- All campfires must be in an approved fire pit. 
- Grills are ok. 
- No outdoor refrigerators or freezers that are freestanding. 
- No clotheslines are permitted; no garments, rugs, or any articles may be hung or suspended from the windows or outside the recreational vehicle. 
Window Screening Materials
- No aluminum foil, bed sheets, cardboard, tarpaulins, newspaper, blankets, or other covering negatively affecting the exterior appearance of any RV shall be permitted. 
- Lighting No spotlights, floodlights, or high-intensity lighting may be installed on any RV space. 
- No RV space should have anything permanently installed in the ground, like dish TV or DirecTV, or any satellite dish; everything has to be mounted on the top of your unit.
Utilities
- Utilities, we strongly request the cooperation of all RV site users in the conservation of water and electricity. 
- All sewage service is handled through septic systems. 
- Absolutely no chemicals, hazardous products, or foreign objects may be poured down the drains or flushed down the toilets.
Barbecues
- Barbecues: Caution must be taken to protect tables and grass from damage. 
- Do not place BBQ grills on picnic tables. 
- Spent charcoal ashes, properly cooled, must be disposed of in the trash dumpsters located in front of the park.
Fencing
- Fencing: No temporary or permanent fencing of any kind shall be permitted.
Inclement Weather
- Inclement weather during the cold spells, please wrap your water lines to help prevent water hose breakages and loss of water to your RV site.
Posted Rules
- Special rules posted in specific areas of the park are incorporated in and are made a part of these rules and policies, and are to be followed and adhered to as such.
Solicitation
- Soliciting of any kind is strictly prohibited within the confines of Lake Falling Star RV park.
Privacy 
- Please respect your neighbors' right to privacy by using the streets and designated paths when walking through the campground, rather than crossing through a neighbor’s RV space.
Storage 
- Patio, deck, and the on-skirted space under the recreational vehicle are not to be used for storage, as this detracts from the appearance of the park. 
- Storing flammable liquids in or around the recreational vehicle is not allowed.
Approved 
- All RVs and user vehicles must be approved before being placed in the park. 
- All vehicles are subject to inspection and are accepted based on length, age, appearance, and condition. 
- Vehicles over 10 years of age will not be accepted unless an exemption from the park management is obtained based on the overall appearance of the vehicle. 
- Only one Recreational vehicle per site. 
- One or two vehicles per site is permitted. 
- One vehicle must be parked at each site and not in the overflow parking. 
- Recreational vehicle. 
- Recreational vehicles shall be self-contained and equipped with an approved sewer trap and vent. 
- Have suitable utility connections, including a screw- type sewer adapter and hose for external hookup. 
- Must meet all federal, state, county, and city requirements and RV codes.
Prohibited Vehicles  
- Cargo, utility, and golf cart trailers, boats and boat trailers, car dollies, and any vehicle that detracts from the intent, purpose, or general appearance of the park (exceptions are the covered sites, but you must have management approval). 
- Converted school buses or trucks, semi-trucks transporting a camper, vehicles in need of mechanical repairs, IE. 
- Oil leaks, excessive exhaust, etc.
- Pick up camper not secured to the bed of a pickup, any other vehicle which, in the opinion of the park management, detracts from the intent, purpose, or general appearance of the park.
Hook-ups 
- All hookups shall be properly made to the receptacles provided on each RV site in accordance with regulations of manufacturer's specifications. 
- Prohibited lines and ropes; connecting of lines, clotheslines, wires, or ropes between vehicles, water risers, electrical pedestals, trees, landscape items, or vent pipes is prohibited.
Prohibited Uses 
- It is prohibited to drive or park any vehicle on the grass, as buried utility facilities could be damaged, and sprinkler heads could be damaged. 
- You are not allowed to drive your vehicle through any unused site. 
- Do not park your vehicle in any other RV site, or you will be charged for the site. 
- No vehicles shall be parked so that any portion of the vehicle encroaches onto the street or is parked sideways in the site.
Campground Disclaimer
- Any guest or visitor who willfully or negligently damages or destroys Park property, landscaping (driving on grass and leaving a rut), or equipment will be held liable for the cost to repair or replace the damaged items and/or property. (Including water pipes and utility boxes when departing the site.)
- Lake Falling Star RV Park is a privately-owned park. 
- Management reserves the right to refuse services, evict, or deny access to anyone, under any circumstances, if it deems necessary in accordance with applicable local, state, and federal laws.
- Owners/Management reserves the right to change the rules without notice.
- Lake Falling Star RV Park will not tolerate any onerous, noxious, or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parties utilizing our facilities. In the event of such onerous, noxious, or offensive activity, in the judgment of Management, the parties responsible for such activities will be required to leave the park immediately, without a refund.
Cancellation Policy
Campground Cancellation Policy
- You are required to pay a 1-night deposit for your reservation. 
- If you call and cancel the reservation or are a no-show, you will forfeit the entire deposit.
- Cancellation on monthly reservations; cancellations will incur an administrative fee of $50 to cover the cost of background checks. 
- Cancellations will not be refunded if made less than 14 days before your scheduled arrival. 
- October through April cancellations must be canceled before 30 days before arrival.
- All Spot2Nite reservations require payment in full at the time of booking.

- Spot2Nite convenience fees and credit card processing fees are non-refundable.
