Registration and Arrival Check-In Procedure - Check-In Time: 1 p.m. - Check-Out Time: 12 p.m. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. Park Rules Introduction & Guest Courtesy Statement - The following rules were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind. - Since every contingency cannot be covered in a set of rules, from time to time, modifications may be necessary. - Your compliance is very much appreciated and will ensure a pleasant stay for all guests. Quiet Hours Policy - Quiet hours are 10 pm to 8 am. - No loud music at any time. Speed Limit & Vehicle Use Policy - Speed Limit and Driving in the Park: The speed limit is 5MPH and is strictly enforced. - Motorcycle and bicycle riding are welcome, but please remain on the streets. - Golf carts are to be driven by a licensed driver only. - Side-by-side and 4-wheeler ATVs are not allowed to be ridden inside the park. - Repeat offenders for speeding will be asked to leave the park. Pet Policy - Pets are welcome at The Retreat. - We allow 2 pets per RV. - Guests must clean up after their animals. - Failure to pick up the feces of your animal will result in a $50 fine per instance. - Any animals (including service/support animals) that are aggressive to any resident, visitor, staff, or another animal will result in the immediate removal of the animal permanently. - Any animal that is a nuisance to other residents or guests may be reported to management. - Guests will be given a maximum of one warning (either verbal or written). - No dogs are to be left unattended or tied up outside your RV. - Fencing for your pet is allowed as long as it is removed on Mow Days. Restricted Breeds & Pet Conduct Policy - The following breeds are not allowed at The Retreat: Pitbull, Rottweiler, Chow, Standard Doberman, or mixed breeds of these kinds. - If you have questions about your breed, please contact management for approval. - Current vaccinations are required for all pets. - Pets must always be on a leash. You must pick up after your pet. - You will be asked to leave the park if you fail to do so. - Dog stations are located throughout the park for your convenience. - While in the dog park, dogs may be off-leash but must be accompanied by the owner. Laundry Facility Policy - Our laundry facility is open 24/7 for your convenience. - Please make sure to remove your clothes from the machines as soon as the cycle has ended. - Laundry left unattended in this manner will be placed on the tables. - Please make sure you are not overloading the machines and that you clean up any mess from detergent spillage. - Be respectful of other guests using the facility. Shower & Restroom Policy - We work hard to keep our bathrooms clean. - No cutting or coloring hair in the bathrooms. - No pets are allowed in the bathrooms, nor is washing your pet allowed in the showers. Fitness Room Policy - Our fitness room is for adult use only. - Children are allowed in the facility; however, they must be accompanied by an adult. Pool Use Policy - Pool Rules are posted and must be followed. - No lifeguard on duty. - No glass or loud music. - Pool hours are from 9:00 am to 10 pm. - Children under 14 must be accompanied by an adult. Retreat Lounge Policy - The Retreat Lounge is open every day from 7:00 am until 10 pm. - After office hours, you will be able to access the lounge with your code. - No children under the age of 16 are allowed in the lounge without adult supervision. - Snacks are always available for your enjoyment. - We ask that you make sure you are being courteous to all guests so that all can enjoy our snacks. - You may take advantage of the TV during open hours. - Please limit your gathering time to 2 hours at a time. Trash & Waste Disposal Policy - Please place all garbage in plastic bags in a trash container. - Do not keep bags of trash on your site. - Make sure all trash goes into the dumpsters. - No large items such as mattresses or furniture will be allowed to sit outside the dumpster. Flag Display Policy - Up to three flags are permitted per site. - Flags of current nations, states, provenances, sports teams, military branches of service, and college affiliations are permitted. - No other flags are permitted, including political, confederate flags, and any flag containing profanity. - Thank you for being respectful of your fellow campers. Illegal Activity Policy - Illegal drugs or any form of illegal activity are prohibited on the property. - This includes smoking marijuana. - Person(s) caught in violation of this rule are subject to immediate eviction without a refund at the Guest’s expense. - Persons knowing of any illegal activity are encouraged to notify management immediately. Weather & Freeze Warning Policy - During freezing temperatures, keep your freshwater tank full. - Make sure to drip your faucets and leave your gray tanks open. - If you do not have water, do not turn the handle at the water spigot, as it will break; call the office for assistance. - During inclement weather and storms, make sure to receive multiple warnings. - There is no storm shelter on site. RV Placement & Site Use Policy - All RVs should be parked on the gravel only. - Do not back over the end of the lot or position your RV on the grass or sidewalk. - All guests will be liable for any damage caused to the lawn, underground electric, plumbing, or sprinkler system. - No decks or outdoor sheds are permitted on sites. - You may have small storage bins on your site; however, they must be approved by Management. Site Parking Policy - No parking in grass, roadways, or empty RV spaces. - In addition to your RV, you may park two vehicles per site. - Boats/Trailers (Cargo or Flat) are not allowed on your site. - Storage rental is available in the park. - If you have a special request, please contact our office for approval. Site Additions & Structures Policy - All canopies, gazebos, or pergolas must be approved by management in writing before being installed on your site and should remain on the gravel or patio. - Pet fencing is allowed but must be removed on Mow Days. Mowing & Lawn Care Policy - Mow Days are on Thursdays of every week. - Make sure you have removed ALL items from the grass areas around your site. - A 24-hour notice will be given on special lawn treatment days. Site Cleanliness Policy - We pride ourselves on the cleanliness of our park. - All sites must be clutter-free. - Plants are to be watered by hand only. - Do not let items accumulate under or around your RV. - Be sure to pick up all cigarette butts. - Window units are not allowed. - No Mats or Rugs are allowed on the grass. - Bicycles, ladders, outdoor toys, and coolers need to be stored at the back of your RV at all times. - Clotheslines are prohibited. - No permanent mount satellite dishes are allowed. - Tripod mounts are acceptable if placed on your site. - All satellite dishes must be on gravel areas. RV Washing Policy - You are more than welcome to wash your RV on site. - If you are using a high-powered washer, please make sure you are doing so after quiet times are over. Sewer Hookup Policy - Sewer hoses are required at each site and must be elevated. - Hoses must be sealed by a rubber donut or threaded connector. - At no time are you allowed to drain your tanks when not connected to the sewer drain. Fire Safety Policy - No bonfires or lawn fire pits. - Elevated fire pits with mesh covers are allowed and must be at least 10 feet away from any RV. - No fire pits on the grass. - Fireworks are prohibited at the park. Liability & Management Rights Policy - The Retreat at The Retreat is private property. - Management reserves the right to refuse entry or service to anyone. - You enter and stay on the property at your own risk. - Management is not responsible for accidents or damages of any kind. - We reserve the right to make changes to the rules, regulations, and fees at any time. - If any section of the incorporated Rules and Regulations is found unenforceable, all other parts shall remain in effect. Payments & Financial Policies - Monthly Payments: Due on the 1st of every month and will be automatically drafted (this includes the previous month’s electric bill). - Partial payments are not accepted. - Late Payment Policy: An initial late fee of $35 will be added after the 4th of each month if payment has not been fulfilled. - This late fee will continue to accrue until full payment is received. Smoking Policy - The Retreat is a Non-Smoking facility. - Please do not smoke in any buildings, as well as the pool or common areas. Package Delivery Policy - Park management is not responsible for lost, stolen, or damaged mail or package deliveries. Park Rules Agreement - The guest agrees to obey the Park Rules.
