Rules

Registration and Arrival Check-In Procedure - Registration and payment are due immediately upon arrival. - Payment methods accepted are Cash, Visa, and MasterCard. - All visitors must check in at the office. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Quiet Hours - Quiet hours are from 10:00 pm to 7:00 am. - Excessive noise/nuisances created by guests/visitors will not be tolerated. - An after-hour disturbance fee may be assessed for any calls received. - Excessive noise can be from stereos; vehicle exhaust; loud talking; barking dogs, or any other method that causes disturbance to another park camper. Vehicle - RVs 10 years or older must be approved by Park management. (No exceptions) - All RVs must be fully self-contained, well-kept, and in good condition. - All persons must have a valid driver’s license to operate any motorized vehicle on the park property including golf carts. - The operation of motorized scooters, ATVs, minibikes, or any unlicensed motorized vehicle is prohibited on Park property. - No repairs or washing of vehicles or RVs are allowed unless approved by management. - Golf carts must be well maintained and compliant with local laws. Speed Limit A 5 MPH speed limit is strictly enforced. Campsite Limitations - Four (4) people included in Rates. - Additional persons $15 per person per night up to the maximum. - Maximum of six (6) people; one (1) RV; and two (2) vehicles per site. - No tent camping or sleeping in vehicles outside of the RV. - No sub-leasing is allowed. - No clotheslines; freezers/refrigerators; fencing; barriers or pallets; dog kennels, pens, or dog runs allowed. - No detached tarps, canopies, or awnings are allowed. Factory-attached camper awnings only for cover. - Storage of any kind underneath the trailer, whether in containers or not is not permissible. - No parking on grass, in unoccupied campsites, or in unassigned parking areas. Campfires - No open campfires allowed. - Manufactured outdoor cooking/charcoal grills are permitted. - Manufactured above-ground fire pits are permitted if there is a proper fire arrestor used. Pets - Animals are the exclusive responsibility of their owners. - Noisy pets will not be tolerated. - Pets may not be left outside unattended. - Management must approve pets and reserves the right to refuse pets based on breed/behavior. - Breed restrictions apply including but not limited to bully breeds, pit bull terriers, American Staffordshire Terriers, Doberman pinschers, German Shepherds, Wolf mixes, and Rottweilers or any dog that expresses aggressive behavior, regardless of breed or size. - A fenced dog park is provided for you to exercise your pet. Please abide by the dog park rules. - All dogs must be on a leash at all times. - Pick up your dog's waste immediately and dispose of it properly. Hookups - All water hoses/sewer lines must be free from leaks, and sewer hoses must have a donut or threaded attachment to the sewer. - Campers must use RV sewer support to ensure proper drainage. - Solicitation or signs for the sale of products/services will not be allowed. Visitors - Visitors must comply with all Park Rules and regulations. - You are responsible for the safety and conduct of your children and visiting guests. Children - Children under the age of 14 must have adult supervision in all common areas. - Children must be supervised and accompanied by a parent/guardian at all times. Trash - Keep campsite litter-free, including cigarette butts. Smoking - Smoking is prohibited in any park building. Firearms/Fireworks - Absolutely no discharge or use of firearms or fireworks is allowed. - All weapons shall be kept in compliance with all applicable state and federal laws. Alcohol - No alcohol is permitted in any common area (unless approved by management). - Farm RV Park, or any of its representatives, staff, or owner will not be responsible for people of any age driving while under the influence. Behavior - No criminal or drug-related activity in or near the park will be tolerated. - Common courtesy shall prevail between all persons on Farm RV Park property. - Obnoxious, profane, abusive, or threatening language, behavior, and/or actions directed at Farm RV Park personnel or guests, or that could adversely affect the enjoyment of other parties utilizing our facility is prohibited; anyone engaging in such activity will be required to leave the Park immediately without refund at the sole discretion of Park management. Ponds - No swimming or wading in the Park’s ponds. Notice - Beware!! There are snakes in the area. - Wild animals such as raccoons, coyotes, and others, do not feed birds/wildlife. - Do not leave food out for any animals. Damage to Park Property - Damage to Park property, including but not limited to restrooms; utilities; laundromat; landscaping; vehicles; driveways; gazebos; streetlights, or signage is strictly prohibited. - Guests will be held responsible for the repair of any damages. Disclaimer - We reserve the right to refuse service to anyone. - Farm RV Park assumes no responsibility for the fire, theft, vandalism, natural happenings; sounds, or odors arising from local farming businesses that are protected under the “Texas Right to Farm Act”; injury, accidents, or losses from any cause. - Farm RV Park is not responsible for any damage to vehicles caused by other guests/visitors. - Farm RV Park is not responsible for any personal property. - Farm RV Park reserves the right to limit the stay and number of persons per site. - Willful violation of these rules will result in termination of tenancy and barring from the property. - These Rules and regulations supersede any previously written or discussed. Rules & Regulations; and rates may be changed at any time without prior notice. - Please report any problems to Park management immediately. Emergency - Please notify Park management of any incidents or accidents as soon as possible. - For emergencies dial “911”.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
