Pine Acres Family Camping Resort



In the late 1950’s Kim and Grace Packard bought a large parcel of undeveloped land on Lake Dean in Oakham. The Packards’ initial plan was to keep a parcel for their family and subdivide and sell the remaining property as summer lake lots. In 1957 the idea for a campground came about after a suggestion from a friend. Kim and Grace decided to call the property “Pine Acres Campground” due to the covering of old growth pines on site. With not much more than a chainsaw, they began to clear the land and built a rustic cabin that served as their store, office and sleeping quarters near the lake. This original building still stands on property and operates as “Uncle John’s Bait Shop”. The campground opened for business on Labor Day 1960 with only about a half dozen spots on the waterfront. Kim and Grace were pleased with the campers’ response and saw a need for continued improvements and amenities. From 1961 to 1974, the family also constructed and operated a small ski area on the property with an original ski lodge near the lake. In 1967 the Packards constructed an A-frame home to permanently move their family to Oakham. This is now the Main Office and Administration building. Later, a new lodge was built to accommodate the growing interest in skiing as well as to host private functions and is still being utilized for entertainment and activities. In 1989, Mr. and Mrs. Packard decided it was time to retire, and sold the business to their son Randy and daughter-in-law Denise. They, along with their three children, enhanced the property with new developments geared toward satisfying the needs of future camping families. Pine Acres has continued to expand into a full-service camping resort. It has been twice awarded the “National Large Park of the Year Award” and continues to be rated in the top one percent (1%) of camping facilities nationwide. We offer a variety of campsite and rental choices (some pet friendly) for everyone’s pleasure. Enjoy boating and fishing on the lake or relax at the pool while the kids play in the splash-pad. You don’t need to travel far to experience being away!

General Rules & Regulations Method Of Payment: Regretfully, we cannot accept personal checks during your stay. We accept cash, MasterCard, Visa, Discover, most debit cards, and recognized travelers’ checks. Express Site Check-In: We are pleased to offer Express Check-in for eligible guests so that you may get to your site quickly and begin relaxing! If you are interested in participating, please review your confirmation to make sure that your account is paid in full and up to date (number of adults, children and pets) and that we have your vehicle information (make, model, color and license plate number). Please be sure to notify the office of any changes AT LEAST 48 hours prior to your scheduled arrival. Rental guests will still need to check-in at the Office. Pets: Pre-registered family pets are welcome ($) on campsites and designated rental units. Please check with the Office prior to arrival. Registered ($) family friendly pets are welcome and must be accompanied at all times (Limit two dogs and/or cats per site). Dogs may NOT be tied up and/or left alone, MUST be cleaned up after and are not allowed to be walked by children. Short (6′), non-retractable leashes are required on property. Registered campers may be asked to leave if a pet is a disturbance. Pet owners must have current rabies vaccination certificate available. NO pets allowed in Resort buildings, food areas, and swimming areas per state law. VISITORS ARE NOT ALLOWED TO BRING ANY PETS of any kind into the park. It is the camping guest’s responsibility to inform all visitors of this information. Does your pet love the water? We offer a pet beach where they can play fetch and get wet! We also offer a pet washing station and dog park where they can go off leash and play on the obstacles. Rentals: RV’s and Cabins are rented weekly during July and August, Friday to Friday or Sunday to Sunday (with the exception of Rustic Cabins). There is No Smoking in any of our rental units. Absolutely No Pets at the rental at any time (pet-friendly rentals excluded). Minimum three night stays available during our Spring and Fall seasons. Security Deposits For Rentals: Security Deposit: A valid driver’s license and credit card (for the $100 security deposit) in the name of the reservation are required at check-in. All rentals are considered to be “Good Housekeeping”. They are clean when you check-in and we ask they are that way when you vacate. The $100 authorization is released if the rental is clean and undamaged. Camper liability is not limited to the security deposit. For Fire or Emergency – Dial 911 and give Pine Acres Campground name and site number. 1. OCCUPANCY – Occupancy of site is restricted to registered guests ONLY. OVERNIGHT site occupancy is limited to ONE camping family (1 or 2 adults and their minor children). Separate families sharing a site using their own camping unit (doubling up) will be charged the regular nightly camping fee. 2. QUIET HOURS – will be maintained Sunday through Thursday between 10:00PM and 8:00AM. Friday and Saturday hours are 11:00PM and 8:00AM. All CAMPFIRES must be Extinguished by 12:00AM. Fires are not to be built anywhere except the fireplace on the site and MUST be attended AT ALL TIMES. If dry and windy inquire at the office before you light the fire – in case of a fire ban. 3. SPEED LIMIT (5 MPH) – Speed limit is strictly enforced throughout the Resort. Please limit your driving. Most amenities are within a 5 minute walk. Mini-bikes, motorized scooters, and any other recreational vehicles are NOT allowed. 4. CHECK-IN time for sites is 1:00PM and for rentals is 4:00PM. 5. CHECK-OUT time for sites and rentals is 11:00AM. 6. FIREWOOD – Please help us protect our trees. Only pre-packaged wood labeled “Kiln-dried” is allowed. DO NOT cut on or down any trees or plants on property. Visit www.mass.gov/dcr for information regarding invasive insect infestations. 7. CHILDREN – All children (ages 3 to 17) on property MUST wear wristbands. Each registered adult is responsible for the conduct of his/her children. Any misconduct, including any violent or destructive act by any child, will be cause for ejection. 8. CURFEW – Persons under 18 years must be at a campsite with an adult by 10:00PM unless attending a campground sanctioned activity or with a parent. 9. VISITORS – For your safety, NO visitors allowed at this time. NO Visiting Pets 10. LAUNDRY/CLOTHESLINES – Guests may not hang laundry or clothes outside the camping unit. Please use attached racks and limit hanging items to beach attire. 11. BICYCLES/ROLLERBLADES/SKATEBOARDS/SCOOTERS – Use is permitted until dusk. Use caution, and NO riding on hills. Campers 16 and under are required to wear a helmet, per Massachusetts state law. Must be used responsibly and are prohibited from the store, restroom areas, speed bumps, tennis courts, and walkways. Mountain bikes must stay on trails and avoid private neighboring properties. MOTORIZED, UNREGISTERED VEHICLES are prohibited, unless pre-approved. 12. DRINKING/DRUGS/FIREWORKS – Alcohol is permitted in our resort with considerations – when in common areas, only use plastic or styrofoam. All guests are expected to drink responsibly and exhibit good personal behavior. NO fireworks, firearms or illegal drugs, of any kind, are allowed in the Resort. 13. RECYCLING/REFUSE/WASTEWATER – Containers are for camping generated refuse ONLY. Recycling is MANDATORY. RECYCLE aluminum, plastic, glass and paper. Draining wastewater onto the ground is prohibited. Discard wastewater in specific disposal sites. 14. CAR & RV WASHING – is prohibited. 15. PROPERTY – Personal property should be secured at all times. We are not responsible for lost, stolen, or items left behind or damages. We may occasionally experience outages including water, electric, cable, wireless internet and any other utilities that may apply, which are beyond our control. No refunds or compensation will be given for any outages. We do not refund due to weather (wind, hail, rain, etc.). 16. APPROPRIATE language and acceptable clothing must be maintained at all times. LOUD music and/or any behavior considered NOT good camping “etiquette” is NOT permitted. 17. COURTESY – Please be courteous to your neighbors and our staff. We reserve the right to maintain a comfortable atmosphere in the park and have the right to eject without prior notice anyone who, in our judgement, creates a disturbance or nuisance, or deliberately breaks the rules. Campers will be liable for any and all damages caused to property of the Resort. NO REFUNDS of fees will be made in such an event. While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.

Cancellation Policy

Spot2Nite booking fees are non-refundable. All cancellations and/or changes to reservation are subject to a $25 service fee. Refunds are given if notified of cancellation one month or more prior to the reservation arrival date by email or phone. Cancellations made within one month but prior to 48 hours of your arrival are given a courtesy (no cash value) credit. NO refund or credit is available if you cancel within 48 hours prior to your arrival date, if you do not show up, or if you leave early. We do not refund due to weather (wind, hail, rain, etc.).
