Rules

Registration and Arrival Check-In Procedure - Check-in time is 1 PM Colorado time. - Check-in time for the domes is 3:00 PM. - Check-out time is 11 AM. - An early check-in fee is available to guests who would like to check in prior to 12 noon, as long as their site is available. - Check-ins after 6 PM need to be arranged with the office. - Do not drive into the park without an escort when arriving. - Notify the front desk if you have an extra vehicle, as we often need to arrange alternative parking. - After-Hours Check-In: - No check-ins are allowed 30 minutes after sunset. - If you cannot make it before dark (30 minutes after sunset), we will check you in the following morning after 9 AM. - Depending on reservations, we may be able to allow a later check-out. - Please check with us if you need a later check-out. - Parking may be available out front. - Please don't assume you can check out late. - In June and July, late checkout is not possible, so if you plan on a tour that requires late checkout, book an extra night. - We need time to clean the sites for the next guest. - There is a fee to stay until noon if available. - All RVs must move by noon. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. General Policy - The most important rule is that no one is to enter the park without stopping at the front desk - not you, not your visitors, and not repair services. - Anyone who enters the park without registering at the office is considered a trespasser and will be removed. - This means you do not enter the gate without a pass, you do not let your friends or repair services in, or give out the gate code. - You cannot register for another guest, even if you paid for their site. - You and your guests will be removed without refunds. - This is not just an RV park - it is our home, and trespassers will be treated as you would treat trespassers if they entered your home. Animals Policy - No aggressive behavior will be allowed. - Excessive noise will not be allowed. - No unattended animals. - All animals must be on a leash at all times - this includes service animals. - You will be given only one warning about your dog being off-leash. - A second violation will be cause for your removal from the park. - You will be evicted if your dog is off-leash after the first warning. - Please clean up after your animals immediately. - We welcome animals, but if your animal is not picked up after and it is caught by staff, a $25.00 per animal, per day fee will be assessed for having to clean up after your animal. - No full or mixed breeds of Dobermans, Rottweilers, or Pit Bulls allowed. - There is a 3-animal limit. - The first two dogs are free. - A $10 fee per day is charged for the third dog. Service Animals Policy - Service animals must be leashed at all times and be with their handler at all times. - A comfort pet is not ADA compliant and is not allowed in cabins or domes. - An ADA service animal is allowed, but a fee will be assessed for any damage or excessive cleaning required. - Your pet is not a service animal if it is off-leash. - Your pet is not a service animal if it approaches another animal or human. - Your pet is not a service animal if it is aggressive in any way towards people or animals. - Your pet is not a service animal if it sniffs other dogs or humans. - Your pet is not a service animal if the animal urinates or defecates in a cabin or dome. - If your service animal soils or damages lodgings, or there is excessive shedding, note that there is a $100 cleaning charge. - If you fraudulently represent a pet as a service animal to gain entry to a cabin or dome, or to get an aggressive breed dog into our resort, you will be removed from our property immediately. Cabins Policy - All cabins are non-smoking rooms (this includes marijuana). - Pets are not allowed. - There will be a $50 cabin-cleaning fee for cabins if you sneak a pet in, and we will remove you from the park. - Cabins will be inspected at check-out time. - Any damage to the cabin or its contents will be the renter’s responsibility. - Linens are not provided but can be added for an additional fee. - No cooking inside cabins. - No smoking of any kind in the cabins. - A dishwashing station is provided near the restrooms. Glamping Domes - Glamping Domes Check-in time is 3:00 PM. - There is a $100 key deposit at check-in. - All domes are non-smoking rooms (this includes marijuana). - Pets are not allowed. - There will be a $50 cleaning fee for cabins/domes if you sneak a pet in, and we will remove you from the park. - Domes will be inspected at check-out time. - Any damage to the dome or its contents will be the renter’s responsibility. - No cooking inside domes. - A dishwashing station is provided near the restrooms. - No cooking in the dome or on the wooden deck - use the concrete patio below the dome. - Early Departures - Guests who depart prior to the end of their reservation will not receive a refund for the remainder of their stay. Clotheslines Policy - Drying items within the boundaries of your site is allowed. - The use of clotheslines is not permitted. Children Policy - Parents or guardians are fully liable and responsible for the acts and conduct of their children at all times. - Please educate children about RV etiquette. Dumpsters Rules - Dumpsters are to be used for normal trash. - Do not deposit TVs, computers, furniture, fuel tanks, or other large items. - $100 fine for misuse. Electric Cars - Charging of EVs is prohibited. Facilities - Our management is responsible for all common areas. - All events that will be using common areas must be scheduled with the management. Fires - Firewood and fire starters are for sale in the store. - Fires to be built only in designated fire pits (not allowed in sites 12,13 & 14). - Fires need to be attended to and in the designated fire pits. - Fires should be extinguished before checkout. - Fires are not permitted when local officials set restrictions in place. - No plastics, cans, or other non-burnable trash is to be put into the pits. - No cooking grease is to be dumped into firepits. Prohibited - Fireworks - Oil Changes - Take your vehicle to a shop. Flags And Political Signs Rule - We appreciate flying the American flag or a US State flag, or a college flag. - However, please refrain from flying political flags or displaying political signs. - We hope to provide a stress-free zone, and for many, politics is a high-stress subject. Games Policy - Equipment available 10 am to 6 pm. - Basketballs, horseshoes, and shuffleboard equipment will be provided free of charge to a registered guest. - Failure to return the equipment in working order will result in a charge for replacement of the item or items. Cooking Grease - Do not dispose of grease in firepits. - If you dump grease on the table or patio, you may be liable for extra cleanup fees. Laundry, Restrooms, And Showers - We pride ourselves on providing very clean facilities. - Please notify management if one of our facilities requires attention between the normal cleaning schedules. Liability - Our location is in a mountainous desert terrain. - There is always potential for high winds, encounters with wildlife, including deer, mountain lions, poisonous snakes, venomous spiders, and other insects. - While we strive to keep out the most dangerous species, all facilities are used at your own risk. - Our equipment, apparatus, and facilities are furnished solely for the convenience of our registered guests. - A person using such does so at their own risk. - The management will not be responsible for accidents, injuries, or loss of property by fire, theft, wind, or acts of God. - We do reserve the right to refuse service to anyone. Payment - Cash or credit only. - Checks are not accepted. Picnic Tables Policy - Picnic tables are provided for gathering and enjoying. - Please do not use them as a cooking table or workbench. - Grease permanently damages tables. Quiet Time - Quiet time is 10 pm – 8 am. - The use of generators is not allowed at any time, however. - Please keep noise levels to a minimum so as not to disturb your neighbor. - Please be respectful to your neighbors at all times. Reservations - The type of site you reserve is guaranteed. - However, unless you paid the Lock Site Fee when reserving, the specific site you asked for is not guaranteed. Respectful Camping - Respect the check-in and checkout times. - This helps us prepare your site for your use and the next camper. - Respect fellow guests by not walking through their campsites. - Stay on roads and ask your children not to ride their bikes through other sites, please. - Respect the quiet of the campground by not blasting music. - Respect that others may want to use the WiFi by not having multiple streaming devices connected. RV Requirements - RVs must be RVIA certified. - All RVs must be owner-occupied, well-maintained, and clean. - Each unit must have a 3" sewage sewer hookup. - The sewer connection must be sealed to comply with Fremont County regulations. - If you are renting an RV make sure they provide a screwed connector for your sewer hose. RV Washing - Prohibited due to water restrictions in the area. - Reach out to the office regarding washing off bugs. - Water is trucked up the mountain and is very expensive. - $50 fine for washing vehicles. Sewer Etiquette - Please don't flush feminine products or wet wipes (even flushable ones) into your tank or our toilets. - Besides the cost, it creates unsanitary conditions when a sewer overflows and inconveniences other guests when we have to shut down facilities. Speed - For the safety of our guests and in an effort to reduce dust, the speed limit on the resort property is 5 mph. Smoking And Alcohol - All buildings are non-smoking. - Please dispose of butts in the proper receptacles. - The Colorado drinking age applies. - No excessive drinking will be permitted. - The same applies to marijuana. Trailers - If you have a trailer that cannot fit on your site, you need to make arrangements in advance. - This is especially important if you book a cabin, as there is only space for one vehicle. - We only have 4 spots available for extra trailers. - We cannot always accommodate large trailers. - Please describe your setup accurately to the front desk so that there is no problem when you arrive. - If you are pulling a cargo or ATV trailer with a vehicle that is not your RV, you must arrange for separate trailer parking. Trash Policy - All trash shall be disposed of in the provided dumpster. - The dumpster is not for oversized items or hazardous materials. - No trash shall be stored on the RV site. - You are expected to keep your site clean and free of all trash. - All trash bags shall be closed at the top to eliminate odor. - No littering. - Due to wind, weather, and wildlife, trash cans are not permitted. Vehicles - There is one RV and one vehicle per site allowed. - Additional vehicles must be parked out front if space is available. - Although some sites seem spacious enough for an extra vehicle, we must enforce this policy uniformly. Vehicle Maintenance - Mobile RV service trucks are allowed to repair your RV. - Oil Changes are strictly prohibited in the park or front lot Visitors Policy - Must register at the office and provide name and cell number. - Includes repair services. - You are responsible for your guests and any damage caused by them. - Please share our resort policies with them. - A guest failing to comply with the policies will lose visitor privileges and be asked to leave. - Prices are for two adults. - Additional overnight guests must pay an occupancy fee. - Visitors must park out front and not at your site. - Do not let any visitor into the park or give out the gate code to any visitor or RV repair service without registering with the front desk. - No visitors to enter the park before 8 am or after 9 pm. WiFi Policy - You certify that you or your guests will not use our Internet service for illegal activities of any kind. - Also, while Starlink internet is fully capable of streaming movies in 4K, please don't do it. - We pay by the GB, and one such movie will exceed the cost of your stay. Resort Policy Changes - The resort management reserves the right to amend, revise, and add to the RV Resort Policy at any time.

Cancellation Policy

STRICT If the guest cancels at least 1 week before your check-in day and time, they will receive a 50% refund (minus Spot2Nite convenience or resort fees). If the guest cancels within 1 week before check-in, there will be no refund.
