CORONADO VILLAGE RV TERMS AND CONDITIONS SITE ASSIGNMENTS ARE NOT GUARANTEED, your reservation guarantees a space in our community for your reservation term. PLEASE NOTE: THE OFFICE IS CLOSED ON THE FOLLOWING HOLIDAYS: New Year's Day, Memorial Day, 4th of July, Labor Day, Thanksgiving, and Christmas. If you would like to book a site during those holidays, a check-in must be the day before the holiday. PLEASE NOTE: Coronado Village does not have a Dump Station. Holding Tanks MUST be emptied prior to check-in. During your stay at Coronado Village, all RV's must be direct connected to the sewer system. RV's older than 10 years must have approval prior to booking a site. RVs must be a minimum of 21 feet; Tent Campers are not accepted. RV Reservations are for a pre-determined term or stay. Stays in excess of 30 days require a signed lease agreement. Upon expiration, without a renewed lease agreement, occupancy shall be on a month-to-month basis at the current prevailing monthly rate. Check-in time is 11:30 am. RV’s must arrive at the property prior to 4:30 pm in order to occupy the space. Check-out time is 11:00 am. REGARDLESS OF DATE OF MOVE IN, RENT IS DUE AND PAYABLE ON THE 1ST OF EACH MONTH regardless if a statement is received by the resident. CORONADO VILLAGE WILL FILE IN COURT FOR NON PAYMENT OF RENT. Termination - The Owner may terminate this agreement for failure to pay rent and for substantial violations of community rules and regulations without notice to the resident. The resident is required to give Landlord a Written Intent to Vacate no less than 30 days prior to the intended date of departure if the intended stay is longer than 30 days. NOTICE TO VACATE MUST BE SUBMITTED ON THE 1ST OF THE MONTH PRIOR TO DATE OF DEPARTURE CORONADO VILLAGE WILL NOT PRO-RATE RENT, Lease term will end upon the last day of the month following the required 30-day notice. A Credit Card will be held on file for unpaid balances upon checkout. Including, but not limited to: rent and utilities Electric: Long-term stays require connection with the local electric company. A confirmation number is required prior to moving in. Please note, without a confirmation number, Coronado Village will charge for electric consumption which is due and payable each month. Sewer: Monthly residents pay Sewer as calculated below, estimate $18.80 Rate is based on property usage divided by total tenants as billed by the City of Albuquerque. Trash: Monthly residents pay Trash as calculated below, estimate $19.75 Rate is based on property usage divided by total tenants as billed by the City of Albuquerque. Late Charges: 10% of the base rent for any rent not received by 5 p.m. on the 5th of the month. Service Charges: $25.00 for delivery of Notice to Pay or Quit, 3 Day Notice for Non Payment All reservations require a pre-paid deposit. Deposits vary depending on the length of stay. Deposits will be refunded WITHIN 30 days of departure and will be mailed to the address stated on the INTENT TO VACATE FORM. Without a forwarding address, Deposits will be held in the corporate office until a forwarding address is submitted in writing. DEPOSIT is NON-REFUNDABLE UNLESS ENTIRE TERM OF LEASE IS COMPLETED. Rules - Resident agrees to abide by the extent applicable with the Community Rules and Regulations and Statements of Policy. Jury Trial Waiver - The parties hereby waive their respective rights to trial by jury in forcible entry detainer actions. Pets: Resident must complete a pet agreement for each pet in a recreational vehicle. Failure to abide by the Pet Rules and Regulations will result in the immediate termination of the rental agreement and if the stay is short-term, RV will be asked to leave the community. RV units must be parked with the front end of the Recreational Vehicle even with the concrete pad and against the concrete pad. RVs which are parked inconsistent with required setting instructions will be asked to move. Coronado Village is not responsible for variations in water pressure, pressure regulators are suggested. Pets: Two pet maximum. Total Pet weight may not exceed 40lbs. The resident must complete a pet agreement for each pet in a recreational vehicle. Failure to abide by the Pet Rules and Regulations will result in the immediate termination of the rental agreement and if the stay is short-term, RV will be asked to leave the community. Restricted Breed Dogs are not permitted. Please call for additional information regarding Coronado's Pet Policies. Spot2Nite booking fees are non-refundable. Credit Cards accepted for Nightly and Weekly Stays. Long Term Stays require payment via Check or Money Order. Transaction record on your Credit Card or Bank Statement will be from CORONADO VILLAGE. DEPOSITS are non-refundable if the reservation is canceled less than 48 hours prior to arrival. Regardless of the cancellation notice, the CANCELLATION FEE IS one night's stay. Private sites available up to 60' to accommodate Big Rigs. 50 amp electric service, 30 amp with an adapter. CORONADO VILLAGE DOES NOT HAVE PULL-THROUGH SPACES.
