Terms and Condition: -Check-out time is 12pm (11 am for cabins) on your departure date. If you would like to have a late checkout, please check with the office for availability and rates. -SPEED LIMIT IN THE RESORT IS 10MPH unless posted otherwise. We will enforce! -No firearms or weapons of any type, including BB guns, may be brought into the resort. -Children under 16 must be supervised while using the resort facilities. -Swimming in the river is at your own risk - It can be dangerous, and we do have snakes. -Pets (2 pet maximum) are welcome, but dogs must be on a leash at all times. All pet owners need to sign and follow the rules outlined in the Pet Agreement. We do have breed restrictions. -No smoking or pet approval inside any resort buildings. -Quiet hours are 10 pm to 8 am. Please be considerate of others when playing music, etc. -No trees may be cut, but you may gather deadwood on the ground. This does not include the stacked or bundled firewood. -No motorized vehicles (including ATVs and dirt bikes) are allowed on the trails or the grass. The trails are for walking, running, bicycling, and horseback riding. -All vehicles must display a car pass while in the resort. If you need a pass, request one at the office. -Do not park vehicles on patios; it breaks the concrete and/or blocks. -No vehicles, ATVs, boats, motorcycles, rugs/mats, or pools may be kept on the grass. -A Texas fishing license is required to fish in the Medina River. -Wildlife has the right of way. Remember to watch for snakes when walking; they are rare but be cautious. -You may feed the cows (treats may be purchased in office) but not the horses as they are privately owned. -Place your trash tightly tied at the front of your site for collection by 2 pm each day. Do not put trash out after 2 pm. If you need to take out the trash after pickup hours, please take it to the dumpsters by the barn. If you need to take out the trash after pickup hours, please take it to the dumpsters by the barn. -You may leave your empty propane tanks out to be filled; just call the office for pickup and fill service. Propane is dispensed Mon-Sat, 8 am to 5 pm. -Tenants must accompany their guest at all times -Be responsible for alcohol use. Keep it out of reach of children and do not drink and drive. -In case of emergency, dial 911 and then contact our office at 210-622-5022 -Only two vehicles are allowed per site. Any additional vehicles, cargo trailers, motorcycles, boats, etc., will be charged an additional fee. Any cargo trailers need to be parked in the designated area. -Do not park in empty sites. They may be rented. -There are no refunds after check-in -Failure to follow the rules will result in you having to leave the resort without a refund. While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Cancellation Policy: Spot2Nite booking fees are non-refundable. -RV and Cabin sites require a 2 night minimum on holidays and weekends -All reservations require valid credit card information -No refunds will be given after check-in -All rates and rules are subject to change at any time without advance notice -Reservations cancelled with at least 48 hours notice will be charged a $10.00 cancellation fee. -Any reservations cancelled with less than 48 hours or "No Shows" will be charged a 1-day rental fee. -You are considered a no show if you have not called or arrived by 8 AM on the morning after your reservation arrival date, and your site will be released for re-rental.
