Registration and Arrival
Check In Procedure
- Check-in: 1:00 PM - 9:00 PM.
- Check-out: 11:00 AM.
- All efforts will be made to have your site ready by your check-in time, but at times, we cannot guarantee the exact time of occupancy due to unforeseen circumstances.
- Please do not arrive before the check-in time.
- Check-out time must be met to allow the site to be readied for the next guest(s).
- Guests who occupy the property beyond 11:00 AM without prior approval will be charged a late check-out fee equivalent to $50.00 for each hour of occupancy beyond the checkout time.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Initial Deposit
- At the time of booking, 50% of the reservation balance will be collected.
- Payment for all retail items and gift certificates will also be collected.
Scheduled Deposit
- 30 days before arrival, 100% of the reservation balance will be collected.
- If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected.
Credit Card Security
- Your credit card information is stored and processed securely.
Mini Wastewater Treatment System
- All black and gray water tanks must be emptied prior to arrival at the resort.
- Do not use any non-biodegradable tank additives or treatments during your stay, as these can interfere with the natural treatment process and damage the system.
- Failure to follow these guidelines may result in damage to the treatment system and could lead to additional cleaning or repair fees.
Rates
- Rates/policies are subject to change and vary during high-impact periods and special requests.
- RV sites are available at daily and monthly rates throughout the year.
- Monthly rentals require a credit and background screening process at the renter's expense; this will not guarantee a spot.
- Rates also vary by date and site.
Prohibited
- Absolutely no smoking inside our buildings; however, designated outdoor smoking areas are available.
Lease Term
- The Guest shall be allowed to occupy the Premises starting on the check-in date from 1 pm and ending on the checkout date at 11 am ("Lease Term").
Quiet Hours
- Quiet hours begin at 10:00 PM each night and continue until 7 am.
- Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
- The Guest, along with neighbors, shall enjoy each other's company in a quiet and respectful manner to each other's enjoyment.
- The Guest is expected to behave in a civilized manner and shall be a good neighbor with any residents of the immediate area.
- Creating a disturbance in the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
- Quiet hours start at 10 PM until 7 AM.
Occupants
- Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to register and will lose all funds paid to Host.
- Any reservations made under false pretenses will result in loss of advance payments and possible removal of the guest from the rental unit.
- The total number of individuals staying on the Premises during the Lease Term shall be as indicated in the reservation.
- If more than the authorized number of guests are found on the Premises, this agreement will be subject to termination by the Host.
Additional Guests
- Daily renters will pay an additional fee of $5 per person for all extra persons over 4 guests per month, up to a maximum occupancy of 10 per site.
Security Deposit
- The amount will be specified during the booking process.
- The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement.
- The Guest must pay the Security Deposit at the execution of this agreement.
- The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term, less any itemized deductions.
- This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
Credit Card on File
- In order to ensure that any and all damages in excess of normal use are covered, we require a valid Credit Card on file at the time of check-in.
- We will try to contact you prior to charging your Card for excessive damage above and beyond normal wear and tear.
Pet Policy
- Maximum of 2 pets per reservation.
- Breed restriction of Rottweilers and Pitbulls per insurance regulations.
- Pet fee applies per pet.
- Pets only in designated sites and buildings (Dogs & Cats Only).
- A reservation must be made for your pet.
- Pet fees are $5.00 per pet (one-time charge for the entire length of your stay) with a 2-dog limit.
- Unfortunately, we cannot accept all breeds of dogs.
- Please see dog breed restrictions below.
- Restricted dog breeds - not allowed in the Resort: PitBulls, Rottweilers.
- The purpose of this policy is to ensure the best possible environment for all of our guests, both pet owners and non-pet owners, and to ensure the responsible care of all pets.
- Pets shall be restrained (pets must be leashed) when on the park property.
- All guests who wish to bring a pet must have a unit that is specifically for pets.
- No pets are allowed on any resort furniture.
- Allowed common household pets such as dogs and cats are allowed except for the restricted dog breeds listed above.
- Each pet owner is limited to having 2 pets on site.
- Pets are not allowed to be a nuisance to others at any time.
- Pet owners must be able to maintain control over their pets at all times.
- Pets are not allowed to be left unattended in our units or vehicles or tied up outside unattended.
- Pets are not allowed to disrupt the park with excessive noise (barking, whining, crying).
- Pets are not allowed in any resort buildings, the pool/spa area, or on the athletic courts.
- Pet owners are responsible for cleaning up after their pet.
- Dog Stations are available around the park.
- Management reserves the right to require any misbehaved pets to leave the resort.
- Pet owners shall be liable for any and all damage caused by their pets.
- Any violations of the above rules will be fined $25 per incident.
Alterations
- Guest shall make no alterations, additions (tents), or improvements to the premises without the prior written authorization of Agen.
- Guest shall not display any signs in a window or other place on the premises or store any item or object on the property.
- Guest shall not remove Host's fixtures or furnishings from the premises for any purpose.
- Guest shall indemnify Host from any liens arising out of any work performed, materials supplied, or obligations incurred by Guest.
Pools & Hot Tubs
- For designated units only and not for public use.
- Pool & Hot tubs are cleaned regularly.
- There will be a $15.00 charge if guests require an additional cleaning of the hot tub during guest stay.
- For guests ' safety and health, each hot tub is cleaned, disinfected, chemically treated, and tested.
- There is no lifeguard on duty.
- Children under 14 years of age must be under the direct supervision of an adult while in the hot tub area.
- Children 5 and under are not allowed in the hot tub (average temperature in the spa is 104 degrees).
- All guests must shower before entering the hot tub.
- Please, no lotions or oils in the hot tub.
- No glass whatsoever is allowed in the hot tub area; food and smoking are also not permitted in this area.
- Appropriate swimwear is required.
- Please make sure to cover the hot tub with the designated cover when not in use and secure the straps.
- All users must abide by the posted rules.
Furnishings
- Furnishings are subject to change without notice.
- Picnic tables, firepits, or any other property supplied with the rental property must not be taken out or transferred from one property to another.
- Loss of these items, as well as damage to the property or furnishings in excess of normal wear, will be charged to the guest(s).
Pest Control
- Many different pests live and thrive in this region.
- The resort has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside.
- Should you experience a pest control issue, please contact Host so we may attempt to eradicate the problem.
- Please know that late Spring and early Summer are Gnat season.
- We are an outdoor Glamping Resort, and the bugs will be present at the park.
Listing & Pricing
- Information regarding individual listings is believed to be accurate, but cannot be guaranteed.
- We have made every effort to ensure that all the information on Host's website(s) is current and accurate.
- Rates, furnishings, fees, and taxes are subject to change without notice.
Subletting
- The guest does not have the right to sublet the Premises.
Inspection
- The Host has the right to inspect the Premises with prior notice as in accordance with State law.
- Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law.
- The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period.
- The Guest shall vacate the Premises at the expiration time and date of this agreement.
Maintenance and Repairs
- The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner.
- The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest.
- The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition.
- The guest agrees that the Host shall deduct costs of said services from any security deposit prior to a refund if guest causes damage to the Premises or its furnishings.
Parking
- Guest(s) are allowed to park 1 vehicle on the rental site.
- Only passenger vehicles that are currently operational, currently registered in the guest's name, and not leaking any substance may be parked on the premises.
- No other vehicle or item may be stored in this parking space without the prior written consent of the Host.
- Guests may not wash, make repairs, or paint in this space or any other place on the premises.
Trash
- The Guests shall dispose of all waste material generated during the Lease term under the strict instruction and direction of the Host.
Use of the Resort
- The resort includes bison (aka American Bison) in an enclosed pasture.
- These animals are on the property only for guests to observe.
- Guests must remain more than 6 feet away from the fencing for the bison pasture.
- Guests shall not feed, harass, annoy, excite, or otherwise disturb the bison or attempt to do so.
- Parents and legal guardians shall monitor and supervise their children at the Resort, especially when in proximity to the bison.
Cancellation Policy
STRICT
If the guest cancels at least 1 week before your check-in day and time, they will receive a 50% refund (minus Spot2Nite convenience or resort fees). If the guest cancels within 1 week before check-in, there will be no refund.
