Rules

Registrations and Arrival Check-In Procedure - Check-in is 2:00 p.m. - Check-out is 12:00 p.m. - All guests and visitors must register at the office. - While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement. Rent And Payments - Rent payments are due in advance. - A late charge of $20.00 per day will be applied after a three-day grace period. - See the office if you need to change your due date. RV Requirements And Conditions - No RVs over 10 years old without management approval. - All RVs must be registered and in movable condition. - If a hurricane is in the Gulf and we are in the cone of impact within three days, all RVs must vacate the property. Rates And Charges - Rates are based on two adults and two children under the age of 12. - Additional charges apply for all children over 12 and adults at $10 per day, $20 per week, or $35 per month. Site And Ownership Rules - No subleasing of spaces, trailers, or RVs is allowed. - Guests selling their RV shall not allow new owners' possession in the park without prior arrangements with management. - Management must be informed when the site is vacated for any reason. - Vacated sites without proper notification may be leased out. Behavior And Courtesy - You are responsible for the actions of your children, visitors, and pets. - Common courtesy shall prevail between all persons in the resort. - Respect people's privacy. - Do not walk through occupied or unoccupied sites. - Please use the roads and paths provided. Safety And Conduct - Swimming in the ponds is prohibited. - No generators, fireworks, workout equipment (must be stowed away), or loud music. - Should the sheriff be notified regarding a disturbance at your site, you will be required to vacate the resort. - Guests use the resort facilities at their own risk. - Please act safely and secure your valuables. - Glass is not allowed off your site. - Please use non-breakable containers. Damage And Liability - Any guest or visitor who willfully or negligently damages or destroys resort property, landscaping, or equipment will be held liable for the cost to repair or replace damaged items and property. - Management assumes no liability for loss or damage to guest property and injury to a person, pet, or visitor due to the use of resort facilities or caused by others on the premises. - The resort is not responsible for loss or damage due to fire, accident, theft, weather, or catastrophic events. Site Modifications And Maintenance - Any additions to your site, such as canopies, pergolas, gazebos, patio coverings, and fences, are not permitted. - You must have approval from the owners or management before placing or installing any of these items. - Each site is to be free and clear of any objects in case of a hurricane. - Securing these items into the ground with bolts is prohibited. - Destruction of the concrete is prohibited. - Upon your departure, you are to leave the site clear and free of any items. - There will be a $300.00 cleanup fee per item, such as stairs, canopy, gazebo, BBQ grills, or anything left behind when you leave. Flags And Displays - Only American flags, military flags, and flags of the 50 U.S. states are permitted to be displayed throughout the resort. - Guests or visitors in violation of this policy will be asked to remove any other flag for the duration of their stay. RV Requirements - We welcome self-contained RVs, including travel trailers, fifth wheels, and Class A, B, and C motorhomes that are 10 years old or newer. - Our resort policy prohibits tent camping, truck campers, teardrop campers, cargo trailers converted, and pop-up campers. - All RVs are subject to exterior inspection upon arrival. Site Occupancy - Site occupancy is based upon two adults and two children under the age of 12. - Four people per site are allowed, with a maximum of six people per site. - Additional fees will apply for extra guests. Safety Rules - For your safety, fireworks are not allowed. - All recreational items, such as golf carts, ATVs, UTVs, and side-by-sides, must be operated by persons 16 years of age or older or those with a valid driver’s license. - You are not to speed, ride, or mud through any open grass area or open field. - Riding through vacant sites is prohibited. - Respect the surrounding areas of your neighbors. - All mini bikes, electric or gas scooters, skateboards, hoverboards, and similar items must abide by park rules, including respect for your neighbors’ personal space. Vehicles And Parking - One RV per site and one vehicle per site are allowed, depending on the location. - New sections can accommodate two vehicles per site. - Visitor parking is provided throughout the park resort. - Utility, cargo, and car trailers are not preferred to be on your site as they take away from parking space. - If your site can accommodate it without obstruction, we will permit it. - You must inform the office before check-in. - All trailers must be inspected for approval to be on your site. - Boats and boat trailers are permitted to be parked in boat parking, but must be in good condition only. - We do not store utility trailers, boats, trailers, or RVs of any sort. - Please do not park on the grass or on a vacant site. - No vehicle repairs or maintenance may be done in the resort unless approved by management. - RV, boat, and vehicle washing may be done using the bucket method or a spray nozzle attachment. - Power washing of RVs is restricted to authorized mobile service companies. - Boat motor flushing must be done off-site. Site Maintenance - No clotheslines or hanging laundry outdoors. - Your site must be kept clean, mildew-free, and neat in appearance. - All personal items, lawn chairs, potted plants, rugs, lighting fixtures, sewer hoses, and dog fences must be kept off the grass area to allow for lawn maintenance. - Ensure that all property within the site is kept on the site pad and kept to a minimum. - Make sure that your water and sewer connections fit properly and do not leak. - All water and sewer hoses must be kept off the grass. - The park is not responsible for damage to hoses by lawn maintenance. - Lawn maintenance is on Thursday and Friday. - Please make sure the grass is clear of all items. - Any spills on the concrete from vehicle leaks are to be cleaned up immediately. - If we need to attend to the stain, there will be a cleanup fee assessed. Trash/Waste Disposal - Only household trash is allowed in dumpsters. - Do not leave any trash or trash bags out overnight. - All trash must be placed in dumpsters next to the office. - You must dispose of your furniture, mattresses, and barbecue pits on your own. - Do not place furniture, mattresses, or barbecue pits by or in the dumpsters. Pet Rules - Only two (2) dogs per site, and pets must be on a leash - There is an active leash law in Galveston County. - All pets must be on a leash at all times unless you are in the dog run area. - Two pets are allowed per site unless approved by management. - Aggressive animals will not be allowed in the RV park. - You will be asked to leave with no refund if your pet shows any aggressive tendencies or if complaints are verified. - Aggressive barking is not allowed. - Pet owners must immediately pick up after their pet and deposit waste in a bag into the designated receptacles. - A $25.00 fine will be assessed to the pet owner for each occurrence of improper disposal or cleanup. - Pets may not be left outside unattended, tied up, or barking. - Pet fences are not allowed on grass areas on mowing days. - No pet bedding of any sort is permitted in the laundry room. - All pets are prohibited in the pool area. Smoking Policy - Smoking or vaping is prohibited in all building areas, including the office, community room, restrooms, and laundry room. - All cigarette butts must be placed in proper containers. - Do not throw cigarette butts on the ground, including in your site area. - Please remember it is very windy here. - No illegal or illicit drugs are allowed. Quiet Time - Quiet time is Monday through Thursday from 10 p.m. to 7 a.m. - Quiet time is Friday and Saturday from 11 p.m. to 7 a.m. - Loud music, vulgar or threatening language, or offensive conduct will not be tolerated at any time in any area of the park. - Violation of this rule will result in immediate removal from the RV park. Speed Limit - The speed limit is 10 mph. - Violators will be asked to leave the park. RV Sewer - Please try to use green cleaning and laundry products. - Do not flush any feminine products, grease or fats, diapers, cat litter, paper towels, wet wipes, hazardous substances, syringes, glass, rags, or plastics down the drain, sink, or sewer. - Use your holding tanks until they are near full before emptying into the sewer hole. - Use only approved RV toilet paper. - Do not use any ammonia products through any sewer lines. - Galveston Bay RV Resort and Marina owns its own sewer system. - City sewer is not available. Pools/Amenities - Only registered guests and their visitors are allowed to swim in the pool, fish on the property, and use the fishing piers. - Guests must accompany their visitors to pools, fishing piers, and ponds. - No vehicle of any kind is allowed on the fishing piers. - Children under 16 years old must be accompanied by an adult in the family pool. - Parents are responsible for the conduct of their children and financially responsible for damages incurred in all areas, including the main office, meeting room, palapa, fishing piers, laundry facilities, bathrooms, and pool area. - No glass or pets are allowed in pool areas. - Fines up to $100.00 will be enforced, and violators will be asked to leave the area. - The adult pool is for guests 21 and over with no exceptions. - No jumping or diving off waterfalls. - Fines up to $100.00 will be enforced, and violators will be asked to leave the area. - Children under the age of 13 must wear life jackets or vests around marina or fishing areas when not accompanied by a parent. - No diving or jumping off fishing piers. - Pool hours are Sunday through Thursday from 9:00 a.m. to 10:00 p.m. and Friday through Saturday from 9:00 a.m. to 11:00 p.m. Wifi/Mailroom/Packages - WiFi is a complimentary service that is not guaranteed to be the best provider, but is available at no charge. - You may receive mail and packages as a courtesy of the park. - The park is not a proof of residency and is not responsible for damages, delivery issues, or non-receiving or sending of parcels. - All mail and packages must include your site number to ensure proper placement in your site folder. - All packages will be returned if not picked up within seven days. - If you do not have your site number on your mail, it will be placed in a miscellaneous file.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
