Check-In Procedure
- Check-in time for RV sites is 1:00 PM

- An additional full day will be charged for late departure without prior arrangements.
- No refunds will be given for early departures or cancellations.
- While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement.
General Conduct
- Our resort is a family-friendly park.
- We expect all guests to conduct themselves in a manner that reflects the environment we have created.
- Foul language, drunk and disorderly conduct, loud music, and domestic disputes are not tolerated.
- If management has to issue a warning for such behavior, you may be asked to vacate the premises immediately.
- If the police have to be summoned to address an issue, you will be asked to leave the park immediately.
- There are no refunds for early departure.
- Copano Bay RV Resort is a privately owned and operated resort, and we maintain the right to refuse service to anyone who violates these or other posted park rules.
- Be courteous and respect your neighbors and their space.
- The resort is for the enjoyment of all registered guests.
- Please do not be the reason that another guest does not enjoy our park.
- We appreciate your business, and we hope you enjoy your stay.
- Our goal is to meet or exceed all customer expectations, and these rules are in place to ensure the safety, security, and enjoyment of all of our guests.

- Our on-site manager is located in site 201, should you have issues after hours.
Speed Limit
- The speed limit is 5 mph throughout the park.
- Strictly enforced.
- Be alert for children.
Electricity Charges
- Electricity charges are .16 cents a KWH for Monthly and Weekly.
Deposits & Payments
- At the time of booking, 100% of the reservation balance will be collected.
- Payment for all retail items and gift certificates will also be collected.
- All extended reservations require a deposit of your site's first month's rent and an electric deposit of $150.00.
- Deposits are non-refundable and applied to the final bill upon check-out.
- Electricity is charged at $0.16 kWh for monthly and extended stays.
- Prices are for 4 persons.
- Extra-person fee is $10.00 per person per day.
- All daily and weekly reservations must be paid in full at the time of reservation.
- All deposits are non-refundable for no shows and cancellations.
- All monthly and extended stay deposits will be applied to final electricity charges upon check-out.
- No refunds for early departure.
Quiet Hours
- Quiet hours are 10:00 pm to 7:00 am (Sunday–Thursday).
- Quiet hours are 11:00 pm to 7:00 am (Friday and Saturday).
- Please be considerate of your neighbors.
Children Policy
- We love our children, and for their safety, we must insist that all children under the age of 10 be accompanied by or supervised by an adult at all times.
- Children are welcome with an accompanying adult.
- Children aged 5 and under stay free.
Vehicles / Boats / Parking
- Only one RV and one automobile are allowed on each site.
- Park vehicles in your assigned spaces and not on grass or in vacant spaces.
- No second vehicles or boats unless prior arrangements have been made with management.
- We have limited spaces for boat parking, and those are reserved on a first-come, first-served basis.
- Monthly boat storage fees are $50.00 per month.
- See the office for additional parking accommodations for you and your guests.
Pet Policy
- No more than two domestic, non-aggressive pets.
- Breed restrictions: No Pit Bulls, Dobermans, Rottweilers, Staffordshire Terriers, Wolf, or mixes of these breeds allowed.
- Shot records are required for all pets.
- Pets must have current rabies vaccinations, current bordetella vaccinations, and current parvo vaccinations.
- Pets are to be controlled, on a leash, and accompanied by a responsible adult at all times.
- Pets are only permitted off-leash in the designated pet area.
- Owners are responsible for cleaning up after their pets.
- Pet waste bags are available in the pet area.
- Please carry pet waste bags every time you walk your pet so that you are prepared to pick up pet waste immediately.
- Pets may not be left outside, tied up, or in enclosed pet pens, and may not be left unattended either at your site or in the pet area.
- Pets must be kept under control, quiet, and inside at night.
- Pets are not allowed inside any buildings, in the pool, or in the pool area.
Campsites
- Keep yards and patios clean and clear of clutter.
- Storage under your rig must be kept to a minimum.
- No mats or rugs are permitted on grass areas.
- Do not dig any holes or trenches.
- Dispose of cigarette butts in proper receptacles and not on the ground.
- Storage buildings or permanent structures are not allowed.
- Tents are not allowed.
Maintainance
- Copano Bay RV Resort has a 10-year age restriction for all RVs on extended stay reservations.
- Your rig must be properly maintained and in good working condition.
- Window unit air conditioners are not allowed.
Fire Policy
- No open ground fires at any time.
- Please closely monitor fires in your BBQ pit, grill, or outdoor fire pits.
- It is extremely windy, and fires can easily spread to neighboring sites.
- Fires are only allowed in approved containers, except during a fire ban.
Trash Policy
- Garbage must be secured in plastic bags and deposited in dumpsters.
- Do not leave trash outside overnight, on the ground, or in front of or around the dumpster.
Laundry & Restrooms
- Laundry and restrooms are open to resort guests only.
- Dishwashing is not permitted in the restroom facilities.
- There is absolutely no smoking inside any buildings.
- Clotheslines are not permitted.
Clubhouse & Recreation Hall
- Open 7:00 am to 10:00 pm.
- All children under the age of 16 must be supervised by an adult while using the recreation room.
- Group meetings can be arranged through management.
- Smoking is not allowed inside any buildings.
Swimming Pool
- Swimming pool hours are 7:00 am to 11:00 pm.
- Children under the age of 14 must be supervised by an adult at all times.
- There are no lifeguards on duty.
- No horseplay, no running, and no diving.
- No glass containers and no food are allowed in the pool area.
- Trash cans are located in the covered picnic pavilion.
- Please dispose of your trash before you leave the pool area.
Fishing Pier
- The fishing pier is open to resort guests only.
- All children under the age of 14 must be accompanied by an adult at the pier.
- Please do not leave crab traps or stringers unchecked for more than 24 hours.
- Take them with you or let them go, but do not leave them to die and be disposed of by another guest.
- Do not leave your fish remains or bait at the pier.
- Properly dispose of all trash, cigarette butts, and leftover bait or fish remains.
- Be courteous to others and keep noise to a minimum, as this is a shared pier for all guests to enjoy.
RV Washing
- There is a $10.00 charge for washing your RV, and you must advise our office before washing.
Mechanical Work
- Mechanical repairs, including changing oil and lubricating, are not permitted unless approved by the office or recommended vendors.
Picnic Tables
- No barbecue grills or citronella candles on tabletops.
- Guests will be responsible for the damage.
Prohibited
- Scooters, ATVs, loaded firearms, BB guns, and fireworks are not permitted in the park.
Damage
- The responsible party will pay for damage or destruction of any property.
- Management is not responsible for loss or damage to personal property caused by natural disaster, fire, theft, or accidents.
Visitors
- All visitors must register at the office and be accompanied by the registrant at all times.
- Visitors may not bring pets to the park.
- You are responsible for your guests' behavior.
- Your guests are expected to follow the park's rules, and any issues with them may result in their being asked to leave the park.
- The park and its facilities are for the exclusive use of resort guests only.
- Any exceptions must be approved by management in advance of your guests' arrival.
- There is an additional charge of $2.00 per person per night for overnight guests.
Late Fee Agreement
- You will be charged a late fee of $25.00 if your rent and electricity are not paid in full by the 3rd day of the month.
- An additional late fee of $10.00 for each day past the due date will be charged beginning on the 4th day until the balance is paid in full.
- No partial payments.
- Any payments not received after the 7th day will result in a notice to vacate the property.
- For any returned checks, a $25.00 fee will be charged.
- A cashier's check, cash, or credit card will be immediately required to recover the returned check, and personal checks will not be accepted for future payments.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
