Yeary Valley Farms in Speedwell, Tennessee, offers four full-hookup RV sites and four tiny houses on a working farm in the Appalachian highlands, with 50-amp service and rigs accepted to 45 feet on a big-rig-friendly layout. Themed cabin rentals, farm animals, and a pond make this a farm stay rather than a conventional campground.
Four back-in sites carry water, sewer, and electric on 50-amp, sized to 45 feet, with fire pits. Four tiny houses and individually themed cabins serve guests without a rig — the themed units are much of the appeal here. At four RV sites, availability is genuinely limited, so book well ahead. Pets are welcome.
The farm setting carries the experience, with farm animals on the property and a pond for fishing. Hiking, boating, and stargazing run from the area, and the dark rural sky at this elevation is worth an evening on its own.
The position is unusually good for outdoor recreation. Norris Lake — Tennessee's finest fishing lake — has a public boat launch two miles away, and the Royal Blue Wildlife Management Area's extensive ATV and UTV trail network is 12 miles out. Off-roading is nearby, which draws a steady share of guests.
The farm sits right off Highway 63 in Speedwell, with Flat Hollow Marina, Blue Springs Hollow Boat Dock, Powell Valley Resort, a Sunoco fuel station, and a Dollar General all within short distance.
Summer lake season and fall riding weather drive demand. With four RV sites and four tiny houses, reserve as far ahead as you can.

Check-Out Instructions
- All check-out instructions must be completed, and rented areas left in acceptable condition, at the owner's discretion.
- Any damage or uncompleted checklist, could result in extra fees, damage compensation, or a complete ban from our park.
Liability Waiver Policy
- Upon your booking confirmation, you are waiving Yeary Valley Farms of any damages or injuries that may occur while staying on our farm.
- You are in understanding that you will be venturing onto a Farming atmosphere at the base of the Appalachian Mountains, and the possibility of encountering wild animals, uneven terrain, and unforeseen events from Mother Nature.
Quiet Time Policy
- Yeary Valley Farms has a quiet time from 10 pm to 6 am.
- Out of respect for other guests, we ask that you keep noise levels to a minimum, and contained within your rented areas.
- If guests do not follow quiet time regulations, this could result in removal from the park, with No Refund, with the possibility of Permanent Trespass.
Parking Rules
- All guests must park in their own designated parking, and not in the Main Drive.
- Truck and Trailer Parking is permitted in designated areas.
Pet Rules
- Pets are only allowed in RV Areas and are not to be brought to Livestock Fencing Areas.
- All pets must remain restrained and controlled at all times.
Cancellation Policy
Campground Cancellation Policy
- 100% refund until 7 days prior to check-in. 50% percent refund 3 days prior, then 2 days prior the reservation is no longer refundable.
- All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable.
RoverPass Cancellation Policy
- The platform and processing fees are non-refundable.
