Sinking Creek Ranch – Guest Policies Cancellation & Refund Policy Check-in is 3 PM. Check-out is 11 AM. Flexible times may be allowed with prior approval. No refunds are given for normal weather conditions such as rain, heat, or wind. In rare cases of severe weather (e.g., wildfire or flooding), the ranch may cancel for safety. Guests will be offered a refund or rebooking. We are not responsible for travel delays or road closures. Emergency exceptions may be considered at owner discretion. RV Pet & Animal Policy Pets are welcome. Owners must clean up after and supervise their pets at all times. No pet fee for RV guests. Pets must be leashed in all common areas. Aggressive or disruptive pets may be asked to leave without refund. Limit of 4 pets per RV site unless approved by management. Horses are welcome with prior notice and proper health documentation. Pets must not disturb wildlife or other guests. Guests are responsible for any damage or injury caused by pets. Guest Conduct & Behavior Policy Quiet hours are 10 PM to 7 AM. No parties or loud music without prior approval. Group stays are welcome with prior approval and may require a deposit. No unauthorized guests. All visitors must register. Respect wildlife and the environment. Alcohol is allowed if used responsibly. Illegal substances are not permitted. Fires only in designated fire pits and must be fully extinguished. Firearms, fireworks, and weapons are not allowed. Children must be supervised at all times. Violation of rules may lead to immediate removal without refund. Fire & Safety Policy Fires are allowed only in designated fire pits. Fires must be attended at all times and put out before sleep. Firewood is sold onsite. Gathering wood is not allowed. Burn bans may apply and will be communicated when active. No cooking or smoking inside tents or bathhouses. No fireworks, sky lanterns, or open flames. Fire safety violations may result in removal and fines. Local & Public Land Compliance Guests must follow all local laws and Mark Twain National Forest rules. We are not responsible for incidents on public lands. Guests are responsible for knowing where ranch property ends. No unauthorized hunting, off-trail riding, or rule violations. Violations may result in removal without refund. See https://www.fs.usda.gov/r09/marktwain for more info. RV Site Use & Cleanliness Policy Leave your site clean and free of trash and pet waste. A cleaning fee may apply if extra mess is left. Disconnect all hookups properly before departure. Park only in your assigned site. No permanent structures or modifications allowed. Keep outdoor items neat and within your space. Do not damage trees or landscaping. Violations may result in removal or additional charges. Glamping Site Use & Cleanliness Policy Glamping tents must be left clean inside and out. A $20 hold per pet (max 2) is required and refunded after inspection. No cooking near or inside tents. Do not move or modify furnishings or tent setup. No hanging items from trees or tent supports. No smoking or vaping inside tents. Guests are responsible for any damage to tents or furnishings. Violations may result in charges or removal. Off-Road Vehicle (ORV) Policy ATVs, UTVs, and dirt bikes are allowed with responsible use. Do not damage land, create ruts, or disturb natural features. Drive slowly near campsites—max 15 mph. No riding during quiet hours unless approved. Children must wear helmets. Follow all laws and forest regulations. Riding allowed during daylight unless approved. ORVs must be insured and registered. Reckless or unsafe use may lead to removal or fines. We are not liable for ORV-related injuries or damage.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
