Registration and Arrival Check-In Procedure - Check-In Time: 1:30 p.m. - Check-Out Time: 12 p.m. - Please remember to verify your spot on the “Upcoming Reservation” email, as sites do change on occasion. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. Arrival Times - 3:00 PM to 6:00 PM Credit Card Security - Your credit card information is stored and processed securely. Payments - Prices are for up to 2 adults. - See current rates for additional person/pet charge on the reservation portal. - Full payment is required at the time of reservation for daily and weekly guests. - First month rent required for weekly plus reservations, as well as $150 deposit for electricity. Reservations - Occasionally, it is necessary to move our guests to a different “compatible” site before your arrival. - You will receive an email the day before your arrival to confirm your site. Quiet Hours - Quiet hours are from 10:00 pm to 7:00 am. Service Rights & Restrictions - We reserve the right to refuse service to anyone. - We reserve the right to refuse continued residency privileges to “offenders” of park rules. Site Availability - We do not guarantee the same site if you choose to extend. Late Fee - If payment is not received by the close of the 5th day after the due date, power and water may be turned off, and a $50 late fee will be applied to your bill. Cigarette Butts - While on the property, please put all cigarette butts and trash in the proper container. Garbage - Place garbage in plastic bags, tie them, and place them in the dumpster by the office. - Garbage shall be promptly taken to the dumpster by the guest. Guests - Guests are responsible for the actions of their visitors. Policy Changes & Updates - Owner reserves the right to change these rules & policies without notice. Parking and Vehicles - Two (2) vehicle limit on each site, plus your RV, unless prior arrangements have been made. - Extra fees may apply for additional parking. - Additional personal or business vehicles may be parked onsite in approved areas with an additional fee. - All vehicles must be in operational condition with proper registration and tags. - Vehicles are not to protrude from the RV site into the flow of traffic. - The speed limit in the park is 5 mph. - No Parking in vacant RV sites. - No Parking in the grass. Rig and/or Site Appearance - All spaces must maintain a clean appearance. - Space around and under the RV shall be kept neat and free from rubbish, trash, and other items. - We reserve the right to refuse service to any rig based upon its appearance and/or condition. - The electric, plumbing, sewer, and heat/air must be in workable condition. - It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gases from escaping. - Outdoor items should be neat and orderly. - No generators, refrigerators, freezers, coolers, or other storage containers are allowed on your site. - Storage containers under the rig are allowed if maintained in a neat appearance and do not pose a danger to other guests/children. - Generators may be used at any time that the park-provided power is offline. - Keep all cords, cables, and hoses neatly coiled and bundled. - A notification will go out a day prior to our staff mowing and trimming the park. - It is your responsibility to stow your hoses, cords, and cables out of the way in order to prevent any damage from our equipment. - Smoky Hill RV Park and its staff will not be liable for any damage. - No light-duty extension cords allowed. - No tarps. - Sites that are not kept to these standards will be subject to a $20/week fine. - Washing of vehicles and RVs is not allowed on-site. Site/Rig Skirting - Skirting material must be uniform in material on all sides of your rig. - Styro-foam insulation panels are not to be used unless covered by another material or approved by management. Water Hose & Hydrant Safety - During Freezing temperatures, you must use heated water hoses to connect to park water hydrants. - Make sure hydrant access is properly insulated after connecting your heated hose-line. Pet Rules - All pets to be on a leash in the owner’s hand at all times while walking in the park. - Clean up after your pet. - Pets are not allowed in any park buildings. - Pets must not dig holes or otherwise create an unsightly appearance on the lot. - Pets are not to be left unattended outside the RV. - Constant or frequent barking will result in you being asked to leave Electricity - Electric is included in daily and weekly rates. Storm Shelter - The bathhouse at Smoky Hill functions as the park's storm shelter. Long Term (Weekly Plus Guest) Rent/Utilities - All initial rent must be paid in advance. - Weekly Plus Guests will automatically be billed on the first day of each cycle with the payment method on file unless other arrangements have been made for payment ahead of time. - If payment is not received by the close of the 5th day after the due date, power and water may be turned off, a $50 late fee will be applied to your bill, and you will be subject to eviction. - Office Hours are subject to change. - A drop box is provided at the office for rent payment. - Park address must be on the check or money order to ensure proper credit. - A $30 fee will be assessed for any insufficient funds check, in addition to any late fees. - Repayment must be made within three days. - A minimum of 7 days' notice must be given when you plan to end your long-term stay prior to the start of your next weekly plus cycle. - This prevents your payment on file from being automatically charged for the next month, and allows us to work out a possibly more economical stay for you until your final departure date. - There are no refunds for early departures on long-term stays. - Your electric meter will be read on your departure date. - The electric deposit will be applied as payment to the amount due. - Any remaining balance due will be charged to your payment method on file. - In the event that you have a credit, it will be refunded to your payment method on file. Electricity - Weekly Plus guests are required to pay a $150 deposit and will pay for their electricity usage at the current market rate. - Meters will be read on the first day of each 28-day cycle. - Your payment method on file will be charged automatically. - You will receive a notification of upcoming and successful payments. - Electricity payments are due on the 5th. - Payments not received by the 5th will receive a 10% late fee. Mail/Park Address - If you would like to receive mail while you are staying with us, please contact us via the park phone number to discuss options. Miscellaneous - We reserve the right to refuse service to anyone. - Check the message box, next to the office door, for messages on a daily basis. - Compliance with annual RV registration laws is required. - Commercial businesses or enterprises, with the exception of licensed childcare, are not permitted to be operated on premises without prior approval. - Compliance with all federal, state, and local laws and regulations is required of all tenants and their guests, family members, and invitees. - No solicitation is allowed. - Weekly trash service is provided by the park. - Trash receptacles are for household trash only. - All trash shall be placed by the tenant in plastic bags and secured with ties. - Trash receptacle lids shall remain closed at all times. - All trash shall be deposited inside the receptacle. - No trash may be left outside, around, or near the receptacles. - Any trash that does not fit in the receptacles must be removed from the park by the guest.
