Timberline Glamping at Amicalola Falls offers six luxury glamping sites inside Amicalola Falls State Park in Dawsonville, Georgia, at the foot of the state's tallest waterfall. Retro RV and furnished tent accommodations come with an outdoor pool, zip line, and full park access at 418 Amicalola Falls State Park Road.
Six glamping sites make up the accommodations, including Retro RV units and spacious furnished tents — you arrive with luggage rather than equipment, which is the entire point. Restrooms, showers, laundry, a general store, and firewood serve the property. With six sites, reserve well ahead. Pets are welcome.
An outdoor pool and a zip line anchor the on-site recreation, with sports courts, basketball, corn hole, walking trails, a playground, and a pavilion filling the grounds. A creek runs the property, with hiking, swimming, and picnicking from the site and wine tasting nearby.
The waterfall is the reason to come. Amicalola Falls drops 729 feet — the tallest cascade in Georgia — and the state park serves as the approach trail terminus for the Appalachian Trail, marking the start of the 2,190-mile footpath to Katahdin. Watching thru-hikers set off in spring is part of the experience here.
The setting sits within an hour's drive of the Atlanta metro, which makes this one of the most accessible genuine mountain glamping locations in the Southeast.

- If you are staying in one of our Retro RV's, expect all of the same luxuries our tents have inside & out!
- Please note that we have removed all cooking utensils, glassware, plating, etc for the health and safety of our guests.
- All bedding is included, but towels and bathing supplies are not.
- Due to the sensitivity of RV restrooms, toilet paper is provided.
- You'll enjoy a tent like none you’ve ever seen before!

- Flashlights or lanterns for any walks away from the site.
- Firewood and fire starters (Both Firewood and Firestarter can be added to your stay and be waiting for you when you arrive at your site).

- Water toys for the lake (Rentals can be added to your reservation)
What time can I check in?
- You may check in to your glamping site at 3 pm.
- Check-out time is 10:00 am.
What's the bathroom situation?
- There is a bathhouse with restrooms and showers just a very short walk from our sites (maintained by the staff at the campground).
What is your cancellation policy?
- Cancellation policy without insurance:
- Guests who move or cancel their reservation more than 30 days in advance of check-in will receive a full refund minus a $50 cancellation fee.
- Guests who move or cancel their reservation 15-30 days prior to check-in will receive a 50% refund.
- Reservations are non-refundable or transferrable to a new date 14 days or less of your check-in.
- You can instead gift your standing reservation to a friend or family member.
- Timberline Glamping Co. has multiple locations, owned and operated separately.
- If you would like to move your reservation to another location, you will need to cancel your original location and rebook at the new location.
- We do not have the ability to transfer reservations to other locations.
- A cancellation policy will apply.
- All cancellations must be submitted in writing via email to [email protected].
- Phone cancellations will not be accepted.
- If Timberline Glamping Travel Insurance is not purchased, we do not cancel and refund reservations due to rain, thunderstorms, or illnesses.

The Fine Print for Timberline Glamping Travel Insurance
- You must email [email protected] to cancel or move your reservation prior to 3pm EST the day before your reservation for a refund.
- All email requests for cancellation, or moving of your reservation, must be received prior to 3 pm EST the day before your reservation for a refund.
- If you cancel after 3 pm EST the day before your stay, you forfeit your deposit.
- Must-Have (1) Timberline Glamping Travel Insurance Policy Per Accommodation.
- Timberline Glamping Policy is Non-Refundable or Transferable.
Glamping is it still camping?
- We find it is better to set everyone's expectations properly before they come to Glamping.
- You will have a very comfortable bed with proper linens.
- You will have places to sit, places to eat, and places to charge your phone.
- You will still be able to wake up and have a fresh cup of coffee from a Kuerig Coffee Maker.
- We do provide heaters in the winter and air conditioners in the summer, but remember this is a tent with a canvas exterior.
- The heating and cooling will be just enough to take the edge off, but will not have the same effect as a home.
- In the summer months, we recommend keeping the doors and windows closed during the day and the canvas doors open at night to let the summer breeze in.
- In colder weather, it is important to bring warm clothing.
- Most Importantly, you will have a chance to re-imagine the world around you as you make special memories with family and friends.
Do you allow dogs?
- We love our furry Glampers!
- Just add the pet fee for each pet in the add on section at checkout or send us an email letting us know ahead of time and we will get that added.
- We just ask that you do not leave your pet alone in the tents at any time unless properly created.
- You are financially responsible for any damage that your pets do to our accommodations.
What happens if it rains?
- Sometimes it rains.
- All of our tents are waterproof and have additional rain guards to ensure you still have an enjoyable experience.
- In fact, we have been told by guests that experiencing rain in our glamping tents is a great experience.
- We do not cancel reservations due to rain, thunderstorms, or illnesses.
- We do recommend protecting your trip at the time of your booking with Timberline Glamping Travel Insurance in case of inclement weather or any illnesses that might arise.

- Adding TLG Travel Insurance is easy, just select it as an add-on when making your reservation.
- You can also add it later as long as it is still more than 14 days from your reservation.
- If something comes up, there are no long forms to fill out just send us an email.

- If you cancel within 24 hours (After 3pm the day before your stay), you forfeit your deposit.

Can I purchase some of the items in the tent to take home with me?
- Yes you can, you can take any of the items sold in our online store home with you and we will charge the card on file.
- You can also just give us a call or send us a text of the items that you like and we deliver them to your glamping site.
- When in doubt just give us a call.
Lost & Found items
- We do have a lost and found, any item that is left behind will be placed in Lost & Found and remain there for 14 days.
- On the 15th day, any item left behind will be taken to our local donation center.
- If you left something behind, we are happy to mail the item back to you and charge the card on file for shipping and packaging (if needed).
Rules
Check-In Procedure
- Check-in time is 3:00 p.m.
- Checkout time is 10:00 a.m.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Arrival Times
- 3:00 PM - 8:00 PM
Initial Deposit
- At the time of booking, 50% of the reservation balance will be collected.
- Payment for all gift certificates will also be collected.
Scheduled Deposit
- 14 days before arrival, 100% of the reservation balance will be collected.
- If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected.
Children Policy
- Children are welcome with an accompanying adult.
Pet Policy
- We love our furry Glampers!
- Just let us know ahead of time.
- There is a $45 Pet Cleaning Fee that is charged to each guest bringing pets if we are notified ahead of time.
- Failure to do so will result in a $150.00 fine.
- If you did not add this fee for each of your pets at the time of reservation, please notify us so that we can add it for you (it is not automatically calculated just by indicating that you are bringing pets.)
- Pets must be kept on a leash not exceeding 10 feet in length.
- Pets are not allowed in restrooms, playground areas, shelters, or designated swim areas.
- Pets shall not be left unattended in any Timberline Glamping accommodation unless properly created, and should not be left alone for extended periods of time.
- The guest is financially responsible for all damage caused by their pets.
- Please pick up after your pet's waste; failure to do so may result in additional fines.
- Please be mindful of your dog's barking.
- We are very fortunate to do business in Amicalola Falls State Park, and we hope to be welcome there for a long time!
- If we receive complaints from the park staff that your dog is disruptive or aggressive toward other guests or their dogs, we reserve the right to ask you/your pet to leave early.
Credit Card Security
- Your credit card information is stored and processed securely.
Payment
- Final balance is due 14 days prior to your check-in date and will be automatically charged to the card on file.
- If you prefer to use a different method of payment for your remaining balance, please call us at 706-204-9245 with the new payment information.
- If the card on file becomes invalid and Timberline Glamping is unable to collect payment in full, Timberline Glamping will reach out to guests for new payment information.
- If payment arrangements have not been made in 3 days Timberline Glamping reserves the right to cancel the reservation and guest will forfeit their deposit.
Parking Policy
- You may be charged a $5 parking fee at the gate of the State Park.
- The campground restricts parking to 2 vehicles per campsite.
- There is no room for additional vehicles.
Quiet Hours
- Quiet hours are from 10 p.m. until 6 a.m.
- Unreasonable or excessive noise at any time is prohibited.
- We reserve the right to ask rowdy or disruptive guests to leave early with no refunds.
Smoking Policy
- Smoking is prohibited in or around Timberline Glamping accommodations as well as the campsite.
- The guest agrees to pay $750.00 for smoking in or around the Timberline Glamping accommodations.
- This policy is strictly enforced.
Garbage Policy
- Garbage should be deposited at the trash receptacles placed throughout the campsite.
- Due to bears in the area, do not leave any food out.
- Food should be stored in a refrigerator or cooler.
Occupancy
- Max occupancy per campsite is 6 persons.
- Personal tents may not be set up at the glamping site.
Fire Policy
- Fires must be confined in a designated fire ring or grill.
- Guests are not permitted to collect firewood from fallen trees/branches around the campground.
Cleaning Fees
- Our cleaning staff works very hard to create an amazing experience for our guests.
- Please be respectful of our hardworking staff by not leaving an unreasonable mess behind.
- If someone in your party has an accident and leaves urine, blood, or feces on the sheets, please give us a courtesy notice so this can be handled safely.
- Our laundry service will not accept linens that are contaminated with pet or human waste or blood, therefore we reserve the right to charge the guest for the cost of replacing such linens.
Credit Card on File
- The renter agrees that they will provide Timberline Glamping Co. with a valid credit card to be kept on file in case of damages.
Loss of Renter(s) Property
- It is expressly agreed that Timberline Glamping Co. shall not be liable for the loss or damage to any property left or stored by the renter or any other person in or upon said equipment after the return thereof to Timberline Glamping Co.
- Renter agrees to hold Timberline Glamping Co. harmless from, and against any such claim.
Campground Disclaimer
- Timberline glamping at Amicalola Falls is subject to the rules of Amicalola Falls Park.
- Timberline Glamping Co. reserves the right to inspect rental equipment up to 5 days after the rental period if necessary.
- If damage is caused during the rental period, or rental equipment is missing/not returned, I the renter authorize Timberline Glamping Co. to notify me of the costs and charge the credit card on file to recover damages or replace missing equipment.
- I, the renter, understand that all damages will be repaired by Timberline Glamping Co.'s authorized mechanics and/or repairmen, and no repairs will be allowed by the renter or other suggested mechanics.
- I understand that I as a renter am responsible for all damages, even if they are above the amount of my initial deposit or authorization.
Cancellation Policy

If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
