Live Oak Landing
Freeport, Florida
60 RV Sites, 33 Cottages
Live Oak Landing in Freeport, Florida, is a Gulf Coast RV resort on the shores of Choctawhatchee Bay in South Walton County — a property promising world-class fishing, oak-studded walking trails, and the bay-side recreation of one of the Florida Panhandle's most ecologically productive and most visually distinctive coastal environments. Walton County's position between the Destin-Fort Walton Beach corridor to the east and the Panama City Beach resort district to the west gives Live Oak Landing the specific bay-side character that the Panhandle's sugar-sand beach focus tends to overshadow — the inland bay and Point Washington State Forest country of South Walton that sustains the fishing, kayaking, and natural character that coastal tourists who move beyond the beach specifically pursue.
The resort's full-hookup RV sites, oak-shaded walking trails, and access to the Choctawhatchee Bay's fishing grounds give guests the complete coastal camping infrastructure in a bay-side setting that combines the visual character of old live oak trees over bay-front property with the practical fishing and boating access that the Choctawhatchee Bay's 147,000 acres of shallow, productive estuary provide. The bay's combination of seagrass beds, oyster reefs, and the tidal inlets connecting to the Gulf of Mexico sustains one of the most productive inshore saltwater fisheries on the Gulf Coast. Pets are welcome.
The Choctawhatchee Bay's inshore fishery — speckled trout on the grass flats, redfish in the marsh edges and oyster bars, flounder along the channel drops, and the summer cobia migration along the bay's mid-channel structure — sustains a guide industry and private angling economy of significant regional scale. The bay's size and the protection it provides from Gulf weather give anglers the ability to fish effectively on days when the Gulf itself is too rough for offshore work, making the bay the year-round fishing alternative that offshore-focused Destin visitors often discover only after they've committed to a trip better suited to bay conditions.
Topsail Hill Preserve State Park, 15 miles east along US Highway 98 in South Walton County, protects over 1,600 acres of rare coastal dune lakes, rosemary scrub, longleaf pine flatwoods, and the triple dune line that forms the preserve's Gulf-facing beach in one of the most ecologically significant protected natural areas on the Florida Panhandle's coast. The coastal dune lakes — a rare geomorphological feature found in only five places globally, with South Walton County's concentration being the largest outside of Africa and New Zealand — are hydrologically connected to the Gulf through periodic breaches in the dune system that create the brackish water chemistry sustaining the specific aquatic communities that the dune lakes alone support.
Live Oak Landing serves guests year-round in South Walton County's subtropical Gulf Coast climate, with the spring and fall shoulder seasons from March through May and September through November representing the most comfortable fishing and bay recreation conditions and the most pleasant alternatives to the summer beach crowd pressure that the 30-A corridor's Rosemary Beach, Seaside, and Alys Beach communities draw from the southeastern United States' beach vacation market. The 30-A Scenic Highway's community corridor, 10 miles east, provides the dining, boutique shopping, and coastal architecture tourism that South Walton's distinctive planned beach communities deliver as the Panhandle's most design-conscious coastal product. Reserve sites ahead for summer and spring break, when the South Walton County coastal accommodation inventory fills from the Southeast's beach-bound leisure travel market.
