Registration and Arrival
Check-In Procedure
- RV Check-in time: 3 p.m.
- RV Check-out time: 11 a.m.
- Early check-in or late check-out may be available with prior arrangement
- Late arrivals may proceed to their assigned site and must check in with the office by 10:00 AM the following morning.
- Unapproved departures after 11:00 AM may be subject to a late fee or an additional night’s charge at management’s discretion.
- While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement.
Arrival Times
- 3:00 PM to 6:00 PM.
Deposits & Payments
Initial Deposit
- At the time of booking, 50% of the reservation balance will be collected.
- Payment for all retail items and gift certificates will also be collected.
Scheduled Deposit
- 7 days before arrival, 100% of the reservation balance will be collected.
- If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected.
Changes to Reservations
- Reservation date changes follow the same timelines as cancellations.
- Inside 7 days, reservations cannot be modified.
- Reservations for major holidays may require a 2-night minimum.
Quiet Hours
- 9:30 PM to 7:00 AM.
- Please keep voices, music, lights, and outdoor activity to your own site during these hours.
- Loud engines and exterior TVs must be off.
Parking & Roadways
- Speed limit: 5 MPH throughout the park.
- Park only on your site’s gravel pad, not on grass or open areas.
- Do not block roads or other sites.
- Additional vehicles must be approved by management (limit 2 total).
- EV charging from site pedestals is not allowed.
- Violations incur a $50 fee.
Site Appearance & Use
To keep Foothill Flats clean and easy to maintain
- Keep belongings neat and within your sight boundary.
- Small outdoor rugs (max 24" x 36") are allowed only if fully on gravel.
- No large outdoor carpets or mats on grass.
- No clotheslines, external storage, or outdoor appliances.
- No vehicle washing or repairs.
- Do not walk through other guests’ sites.
- No generators permitted.
- Secure all outdoor items and retract awnings whenever high winds are expected or when you are away from your site.
- Permanent structures, fences, sheds, workshops, or storage of commercial equipment are not permitted.
- RVs and sites may not be used for commercial purposes, business operations, workshops, or revenue-generating activity without prior written approval from management.
Outdoor Fires
- Due to Colorado wildfire risk, outdoor fires are permitted in designated areas only.
Trash & Cleanliness
- Place all trash in the designated dumpsters.
- Do not leave garbage outside overnight (wildlife & wind safety).
- Please help keep the park tidy for all guests.
Pet Policy
- Foothill Flats allows a maximum of 2 pets per site.
- Pets must be declared at the time of booking.
- No fee for pets in RVs.
- Pets must be leashed at all times unless inside your RV.
- Pets may not be left unattended outdoors.
- No fencing, kennels, tie-outs, or tethering to utility posts or tables.
- Pick up after your pet immediately — failure may result in removal from the park.
- No aggressive behavior or excessive barking — aggressive dogs will be asked to leave immediately.
- Service animals are welcome in accordance with ADA guidelines.
RV-Specific Policies
- This is an RV-only park.
- We do not offer tent sites, car camping, or glamping.
RV Requirements
- RVs must be self-contained and in good working condition.
- Sewer connections must be airtight using approved fittings.
- No discharge of gray or black water except into the sewer hookup.
- Any accidental or intentional sewer discharge may result in a minimum $200 cleanup fee, plus any additional remediation costs.
- Local water pressure can be quite high.
- A pressure regulator is strongly recommended.
Utilities
- Do not modify or tamper with electrical or plumbing infrastructure.
- If issues arise, notify the office immediately.
- Any alteration, bypassing, reconfiguration, or unauthorized connection to utilities is strictly prohibited.
Site Occupancy & Extra Guest Pricing
- All rates include up to 4 people per RV site.
- A maximum of 6 people are allowed per site (including adults and children).
- Extra-person fees apply per night, week, or month based on the guest’s registered stay type at booking.
- $5 per person for daily stays
- $25 per person for weekly stays
- $50 per person for monthly stays
- Only one RV is permitted per site.
- Sleeping in vehicles outside the RV (cars, trucks, etc.) is not permitted.
Visitors
Visitors are welcome but must
- Register with the office upon arrival.
- Park only as directed.
- Depart by 9:00 PM (no overnight visitors without approval).
- Follow all park policies.
- Registered guests are responsible for visitor behavior.
Winter Guidelines (October 15 – April 15)
- Mandatory for all stays during this period.
Heated Water Hoses
- Heated hoses are mandatory.
- Rated to at least -20°F and plugged into a GFCI outlet.
- Thermostat-controlled hoses are strongly recommended.
- Standard hoses are not permitted.
- Hoses must be in good condition with no cracks, gaps, or exposed wiring.
- Failure to comply may result in frozen lines and guest liability for any resulting infrastructure damage.
No Running Water
- Running or dripping water is not permitted.
- Violations may incur a $200 freeze-damage fee.
Skirting
- Optional but recommended for 14+ nights.
- Allowed: vinyl, soft insulated, or rigid foam board (fully enclosed, neatly finished, and management-approved).
- Not allowed: hay, straw, loose insulation, flammable or unsafe materials.
- Management may require removal for safety.
Propane & Heating
- Foothill Flats limits propane cylinders to 100 lbs maximum per site.
- All tanks must be securely fastened.
- Space heaters must plug directly into outlets (no extension cords).
- Backup heat sources are strongly recommended.
Sewer & Water Freeze Protection
Guests must
- Use airtight, approved sewer connections.
- Consider heat tape for sewer lines in extreme cold.
- Maintain interior RV heat above freezing.
- Protect exposed pipes, fittings, and tanks.
Water Service During Extreme Cold
- Foothill Flats may temporarily shut off water to some or all of the park to protect infrastructure.
- Advance notice will be provided whenever possible.
- Guests must be prepared with stored water and proper RV winterization.
- The park is not liable for freeze damage caused by weather or water interruptions.
Freezing Conditions & Wind Events
- Heat tape or sewer protection may be required.
- Interior RV heat must be maintained above freezing.
- Hoses, cords, and outdoor items must be secured during wind events.
- Retract awnings whenever not in use and during wind advisories.
- Close doors, windows, and vent covers securely.
Snow & Ice
- The park clears main drive lanes.
- Guests must clear snow and ice around their RV, steps, and utilities.
- Conditions may change rapidly — use caution at all times.
Safety & Conduct
- Respectful behavior is required at all times.
- Disruptive or unsafe behavior may result in removal without refund.
- Alcohol permitted at your site; drink responsibly.
- No smoking or vaping anywhere on the property.
- Weapons must remain secured inside your RV.
- Fireworks are prohibited.
- No drones without prior approval.
- No political signs, banners, or flags are permitted.
- Any unsafe conduct not explicitly listed may still result in removal at management’s discretion.
Mail, Packages & WIFI
- USPS does not deliver to RV sites — use a local PO Box.
- UPS and FedEx may deliver to your site with the name + site number.
- High-speed fiber Wi-Fi credentials provided at check-in.
Liability
Foothill Flats is not responsible for
- Personal injury.
- Theft.
- Damage caused by weather, wildlife, or natural conditions.
- Damage caused by other guests.
- Freeze damage to RVs, hoses, or fittings.
- Guests are responsible for securing their property and maintaining appropriate insurance.
Management Rights
Management reserves the right to
- Refuse service.
- Approve or deny monthly renewals.
- Assign or reassign sites.
- Remove guests violating park rules.
- Guests must vacate within 24 hours of the termination notice unless otherwise directed for safety.
Cancellation Policy
Campground Cancellation Policy
- 14+ days before arrival: deposit refunded minus a $25 cancellation fee.
- 8–14 days before arrival: deposit forfeited.
- Any additional amount paid (if applicable) is refunded.
- 0–7 days before arrival: non refundable, non changeable, and the full remaining balance will still be charged.
- No-shows or early departures: charged in full; no refunds or credits.
- All Spot2Nite reservations require payment in full at the time of booking.

- Spot2Nite convenience fees and credit card processing fees are non-refundable.
