Our RV Resort offers the perfect combination of convenience and adventure! Not only are we the closest full-service RV Park to the stunning Colorado National Monument, but we’re also located right across the street from James R. Robb State Park. This beautiful state park provides access to the Colorado River, a swim beach, and a fishing lake—perfect for outdoor enthusiasts of all ages. Leave the car behind and explore! Within walking distance, you’ll find 16 dining options, including fast food favorites, Starbucks, an Asian restaurant, and a steakhouse. Plus, families love visiting the Dinosaur Journey Museum, located just across the street from our park. When you stay with us, you’re in the heart of it all! (Peak Season: 4/1 - 9/30)

Check-In Procedure

- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Off-Season Guidelines and Availability
- Events and amenities have limited availability during non-peak season.
- Specific campsites or cabins may be requested, but are not guaranteed.
Locking Fee and Site Selection Information
- We do offer you the opportunity to guarantee your favorite campsite or cabin by paying our applicable locking fee.
- If you opt out of the locking fee, you are guaranteed your selected site or cabin type, but not the specific unit number.
Dynamic Pricing
- We have adopted dynamic rates that fluctuate based on occupancy, similar to the hotel and airline industry.
- With that being said, rates vary based on availability and are subject to change with each search.
Swimming
- Pool 9 AM - 9 PM.
- Never swim alone.
- A minimum of two adults, 18 years of age or older, must be present whenever the swimming facilities are used by you or your guests.
- You and your guests may not swim or use the facilities while under the influence of alcohol or any controlled substance.
- You and your guests may only use the swimming pool facilities during posted hours of operation.
- In an emergency, you and/or your guests must notify the facility operator and contact help as soon as possible.
- A free telephone is provided for this use in the laundry room adjacent to the pool.
Golf Carts
- No personal golf carts are allowed on the premises unless as an approved OPDMD.
Site Occupancy Limit
- 1 camping unit and 1 car per site.
Age Limit
- Must be 21 or older to rent a campsite or cabin.
Flag Display
- The following flags are allowed to be displayed at your site and throughout the campground.
- All international flags, Military, including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and veterans, sports, and decorative flags such as holiday, seasonal, or garden.
Prohibited
- Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms.
- Firearms are not permitted in any property buildings or common areas.
- The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law.
- The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.
Vehicle
- Please, no bicycle riding after dark.
- State law requires helmets for all guests 11 and under.
- Charging electric vehicles (EVs) on the premises is strictly prohibited, as our circuitry is not rated or intended to withstand the constant electrical draw that occurs with such use.
- Doing so has the potential to damage our electrical infrastructure, your vehicle, or both.
Guest
- For safety and liability reasons, guests are not permitted to bring any personal motorized vehicles, including personal golf carts.
- Campers may arrive on a motorcycle, but are not permitted to ride the vehicle around the park.
Weekend Reservation
- We cannot accept reservations that include a Saturday arrival or departure, unless made within 1 week of booking.
Holiday Weekend Booking
- Bookings made during Memorial Day weekend or Labor Day weekend with a Sunday departure date will not be accepted, unless made within 1 week of booking.
- Three-night minimum required during Memorial Day, 4th of July, Labor Day, and indigenous Peoples/Columbus Day weekends.
Quiet Hours
- Daily 11 pm - 8 am.
Campsite Reservations
- An RV site may be used for tent camping with a maximum of one (1) tent or house a single RV with a maximum of 8 people per site.
- Two-night minimum on all campsites.
- Three-night minimum required during Memorial Day, 4th of July, Labor Day, and indigenous Peoples'/Columbus Day weekends.
- Limit 8 people per site.
- Rates based on 4 people (4 years old and older).
- Additional person fees apply.
Pet Policy
- A maximum of two pets are allowed at all RV campsites.
- Pets are not allowed on tent sites.
- Pets of the registered RV site occupant are welcome, but limited to 2 pets per site.
- Guests or visitors may not bring pets with them.
- If they arrive with a pet, they will not be permitted to enter the park.
- The pet owner is responsible for noise and clean-up.
- Pets must be kept on a leash and may not be left unattended at the site.
- No pets allowed at tent sites.
- We reserve the right to remove hostile pets from the parks.
Cabin Reservations
- Unless otherwise noted, rates are based on 4 people.
- 4 years old and older.
- Additional person fees apply.
- No tents allowed at cabins or cottages.
- All cabins have a two-night minimum during non-peak season and a three-night minimum during holiday weekends.
- All rustic cabins (no kitchen) have a two-night minimum during peak season.
- All full-service cabins (including bathroom and kitchen) have a three-night minimum during peak season.
- Our cabins are non-smoking.
- An excessive cleaning fee will be assessed if the policy is violated.
Cabin Pet Policy
- Pets are only allowed at pet-friendly cabins, so please request at the time of booking.
- For one pet, there is a flat fee of $50.
- For two pets, there is a flat fee of $75.
- Guests or visitors may not bring pets with them.
- If they arrive with a pet, they will not be permitted to enter the park.
- The pet owner is responsible for noise and clean-up.
- Pets must be kept on a leash and may not be left unattended at the site.
- No pets allowed at tent sites.
- We reserve the right to remove hostile pets from the parks.
Cancellation Policy
Cancellation Policy
- We do not give credit or refunds due to the discomforts of nature.
- The fun continues rain or shine.
- Our cancellation policy varies depending on the timing of your cancellation notice in advance of the reservation date.
- This policy will apply regardless of COVID-19.
- The cancellation policy may be amended in the event a natural disaster for example, a blizzard, hurricane, or tropical storm watch/warning is issued for the camp-resort area or the guest's residence within 48 hours of the reservation arrival date or when there is a mandatory evacuation of the area and the camp-resort will be closed for an extended period of time.
- You must be at least 21 years old to reserve any of our accommodations, add-ons, events, tickets, or services, and your making of the reservation for the same constitutes your representation and warranty to us that you are at least 21 years of age.
- You explicitly understand and agree that we do not give credit or refunds due to the discomforts of nature, such as excessive heat or cold, rain, hail, snow, ice, drought, other inclement weather, natural disasters, animals, reptiles, insects, rodents, or sound.
Lodging Rentals
3+ Weeks - Refund minus $25 cancellation fee per lodging rental or full refund issued in camp credit.
- Valid for one year from the issued date.
- 2+ Weeks - 50% of the reservation issued in camp credit.
- Valid for one year from the issued date, and 50% of the reservation is forfeited.
- Less than 2 weeks - Full reservation forfeited.
Campsites
- 2+ Weeks - Refund less $25 cancellation fee per campsite or full refund issued in camp credit.
- Valid for one year from the issued date.
- 1+ weeks - 50% of the reservation issued in camp credit.
- Valid one year from the issued date, and 50% of the reservation is forfeited.
- Less than 1 week - Full reservation forfeited.
-Camp credit can only be redeemed at the K-Camp.
- NY location and must be used within one year from the issued date, and can only be applied toward your site or cabin/lodge rental.
Refund Policy
- Refunds are prohibited for weather conditions, voluntary departure, acts of nature, or evictions.
- Any refund processed will be refunded in the same form that it was originally paid, or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued.
- All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions.
- Our refund policy varies depending on the type of accommodation or add-on and the timing of the cancellation notice in relation to the reservation date as follows.
- Cabins of 7 or Less People.
Reservation policy
- If a reservation for a cabin (each, a “cabin”) that accommodates 7 or fewer people is cancelled more than 3 weeks prior to the arrival date, we issue a full refund minus $25 cancellation fee per cabin; or camp credit (defined below) in the full amount can be elected.
- For a cancellation of a reservation more than 2 weeks but less than 3 weeks prior to the arrival date, we issue a camp credit for 50% of the reservation payment, and the balance is forfeited to us.
- For a reservation canceled less than two weeks prior to the arrival date, the full amount of the reservation payment is forfeited to us.
- cabins of 8 or more people.
- If a reservation for a cabin that accommodates 8 or more people is canceled more than 5 weeks prior to the arrival date, we issue a full refund of the reservation payment less a $50 transaction fee per cabin, or a camp credit in the full amount can be elected.
- For a cancellation of a reservation more than 4 weeks but less than 5 weeks prior to the arrival date, we issue camp credit for 50% of the reservation payment, and the balance is forfeited to us.
- For a reservation canceled less than 4 weeks prior to the arrival date, the full amount of the reservation payment is forfeited to us.
Campsites
- If a reservation for a campsite is canceled more than 2 weeks prior to the arrival date, we issue a full refund of the reservation payment less a $25 transaction fee per campsite, or camp credit in the full amount can be elected.
- For a cancellation of a reservation more than 1 week but less than 2 weeks prior to the arrival date, we issue a camp credit for 50% of the reservation payment, and the balance is forfeited to us.
- For a reservation canceled less than one week prior to the arrival date, the full amount of the reservation payment is forfeited to us.
Add-ons
- If a reservation for an add-on is canceled more than one week prior to the arrival date, we issue camp credit for the amount of the add-on less a $10 cancellation fee per add-on.
- For a reservation canceled less than one week prior to the arrival date, the full amount of the reservation payment is forfeited to us.
- Add-on means the use of each additional item of personal property, amenities, or services labeled as “add-on” on our website or in the reservation, or for which a separate charge is made.
Camp Credit
- Camp credit means a financial credit to your account with us that may be redeemed only against the future cost of cabin rental(s), campsites rental(s), add-on(s), or point of sale transactions, each made and used only at this specific park within 1 year of the date the credit is issued.
- Camp credits not used within 1 year of the date the credit is issued are forfeited to us.
Change Policy
- Changes to reservation arrival or departure dates made outside of the cancellation window (2+ weeks for campsites and 3+ weeks for lodging rentals) will result in a one-time courtesy change, and every change made thereafter will be charged a $15 service fee.
- The guest is responsible for any resultant difference in rates.
- Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a camp credit.
- Camp credit will remain active on the user account and will expire one year from the issued date.
- Reservation arrival or departure dates may not be changed inside the cancellation window.
Payment Policy
- Payment is due in full at the time of booking.
- We gladly accept Visa, Mastercard, Discover, and American Express.
- 2023 camping reservations: all outstanding balances are due no later than 30 days prior to arrival.
- Any outstanding balances that remain 29 days prior to arrival will automatically be charged to the payment method used for the initial deposit.
- Any declined final payments may be canceled subsequent to the cancellation policy.
No Show Policy
- Reservations will be held until check-out time on the day following your scheduled arrival.
- No shows will result in a canceled reservation and full forfeiture of funds.
- All Spot2Nite reservations require payment in full at the time of booking.

- Spot2Nite convenience fees and credit card processing fees are non-refundable.
