Rules

Registrations and Arrival Check-In Procedure - Check-in time is 1pm for RV sites. - Check-out time is 12pm pm for all sites. - While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement. Reservations And Payments - All reservations require payment in advance. - If a balance exists, it must be paid in full by the first day of the reservation. Deposits - Stays of one month or longer require a $500 deposit. - Stays less than a month and more than a week, requires a 50% deposit. - Daily reservations require the full amount paid at the time of booking. - We will do our best to hold the site specified in your confirmation letter; however, we cannot guarantee that a site change will not be made. Occupancy - The maximum number of people allowed per site is 2 unless approved with an additional charge. - At least one guest must be over 55, with the remaining guests over 40. Guest Age Requirement - One guest has to be 55+. RV Requirements - We welcome the 55+ active lifestyle with a variety of Class A or Class C recreational vehicles (RVs), motorhomes, travel trailers, fifth wheels, and resort homes. - RVs must be 10 years old or newer (or reviewed by management) and 26′ or longer. - The vehicle or home must be fully self-contained, well-kept, and in good condition. - There are some exceptions that are at the discretion of management; reach out to the resort for more information. - RVs must be 10 years or newer and RVIA certified. - RVs discovered not in compliance will have their reservation canceled and will not receive a refund. - RVs older than 10 years must send a photo for management approval. Amenities - All PEM amenities are used at your own risk. - Pool deck and tile areas may be slippery and hot. - Hobby rooms are also included in this statement. - PEM is not responsible for personal property. - Children are allowed at any time in the small pool only. - Please visit the activities office next to the main office for the amenities schedule. - Please wear name badges at all times. Propane - All external propane bottles must be mounted to the tongue of the RV and covered with a proper-sized tank enclosure. Wi-Fi - Please see the main office for a list of area providers. Vehicles And Parking - There is a maximum of two vehicles per site. - Overflow parking is available, and additional charges may apply. - ATVs are not allowed on your site. - Golf carts do not count towards the total vehicle count. - Drivers of golf carts must be licensed and at least 16 years of age. - Do not allow your vehicle to protrude into the street. - Parking in vacant RV lots is prohibited, and vehicles are subject to towing at the owner's expense. Guests - Guests not included in your reservation must register with the office upon arrival. - An additional fee of $5 per day will apply after 15 days. - Guests intending to stay for an entire month are charged $50 per person per month. Pets - Maximum of 2 pets per site. - Pets must be kept on a six-foot leash at all times. - Pet waste must be immediately cleaned by the owners. - Failure to pick up after your pet may result in additional fees. - No aggressive pets or pets with a history of aggression will be allowed. - Pet pens and outdoor fences are strictly prohibited. Sewer Hook-Up - All sewer hoses must make an air-tight seal when connected to the sewer hook-up and must be elevated off the ground. Fireworks - Fireworks are prohibited in the park. Bicycles - When not in use, bicycles must be stored neatly or mounted to the sport rack of the RV. - Please obey the speed limit of 15½ MPH. Fire Pits - Wood-burning fire pits are prohibited with no exceptions. - Propane fire pits are allowed but must not be left unattended. Tents And Structures - No tents, pop-up canopies, or other structures are allowed to be erected at any time. Porches And Decks - No porches or decks are allowed without written management permission. Trash - Do not leave any trash overnight outside of your RV. - Garbage pickup is on Monday and Thursday. Furniture - Patio furniture must be uniform in design and appearance. - No indoor furniture is allowed outside. Storage - Storage of items under your RV is strictly prohibited except for patio furniture stored due to high winds. - Tablecloths, ice chests, tools, brooms, and other personal items are to be stored away while not in use. - No storage totes are allowed under the RV. - No pet fences are allowed. Site Appearance - Do not hang any towels, bathing suits, or other linens outside of your RV. - Clotheslines are prohibited. - Sites must be neat and orderly and only consist of regular outdoor items. Self-Contained Units - All RVs must be self-contained. Cargo Trailers - Cargo trailers and other transport trailers are not allowed on your RV site. Decorations - Decorations must be in good taste. - Holiday decorations must be removed within two weeks of the holiday. Mechanical Repairs - No mechanical repairs to vehicles are allowed to be performed. - There is a fee of $150 for any fluid left on the RV site. Subleasing - No subleasing of RVs is allowed. Quiet Hours - Quiet hours are from 10:00 pm to 6:00 am daily. - Please be respectful of your neighbors. Smoking - Smoking is prohibited in all resort buildings, pools, hot tubs, and amenity areas. Terms & Conditions - All rates do not include tax and are subject to change without notice. - Total rent for the entire reservation term is due upon the start date of the reservation. - All rates are based on a maximum of two persons. - The fee for each additional person is $3 per day, $15 per week, or $50 per month, plus tax. - All visitors must be registered with guest services. - We gladly accept payment by Visa, Mastercard, or Discover for daily or weekly rent, and for reservation deposits. - Rent must be paid in U.S. dollars by check, traveler’s check, or money order. Monthly Electric - Daily and weekly rates include all utilities. - For monthly and RV annual rates, a credit card must be on file. - For stays of one month or longer, the customer is required to have electric service in their name. - Please reach out to Arizona Public Service (APS) at least four days prior to arrival. Manager Discretion - Managers have discretion to control site appearance and curb appeal beyond the rules explicitly stated on this page. Indemnification And Liability - The park will not be responsible for damage to your personal property caused by nature, other guests, tenants, or residents. Emergency - In case of emergency, please dial 911. - You are at Pueblo El Mirage RV and Golf Resort.

Cancellation Policy

Campground Cancellation Policy - All cancellations require written notice and will be assessed a $50 administrative fee. - Changes to reservations may not guarantee the requested site. - Once the cancellation has been made and the RV removed from the site, the site reverts back to the resort. - Post office keys, name badges, and parking permits must be returned at this time. - Final utility bills are due upon departure. - Monthly guests who cancel their site reservation prior to its expiration will be charged on a monthly, weekly, or daily basis as opposed to prorating the rent. - Unless the customer provides notice prior to the check-in date, reservations are canceled the day after a missed check-in, and the customer forfeits the entire deposit. - Reservations that do not show within 24 hours of the scheduled arrival and that have not reached out to the reservation team will be considered no-shows and will not receive a refund. Refunds - Refund, less the $50 administrative fee, will be issued if the cancellation request is received 30 days or more prior to the reservation arrival date. - User credit, less the $50 administrative fee, will be issued if the cancellation request is received less than 30 days prior to the reservation arrival date. - User credit can be applied towards a future reservation to be used within one year from the date the reservation credit was issued. - There will be no refund on annual rents or annual specials. - The remaining balance for annual rent or annual special may be applied to lot rent if purchasing a new park model or manufactured home directly from Leisure Home Sales. - Purchase of a resale home does not qualify for the transfer of annual rent. - No refunds will be given should you decide to shorten your stay. - Cancellations received greater than 30 days in advance will receive a full refund, less a $50 processing fee. - Cancellations received less than 30 days prior to arrival will receive a credit that can be used for up to one year from the date of issuance, less the $50 cancellation fee. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.
