Registration and Arrival
Check-In Procedure
- RV & Tent Campsites Check-In Time: 2 p.m.
- RV & Tent Campsites Check-Out Time: 11 a.m.
- Cabin and Lodging Check-In Time: 3 p.m.
- Cabin and Lodging Check-Out Time: 11 a.m.
- Late departures may be available until 2 PM, subject to availability, and will incur a fee of $25.
- Early arrivals may be available for an additional fee.
- While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement.
Payment Policies
- For short-term stays, payments are due in full at the time of booking.
- For long-term RV Campsite stays, a deposit of $150 is required to secure your booking.
- This deposit will be refunded at the end of your stay.
- For long-term Cabin and Lodging stays, a deposit of $500 is required to secure your booking.
- $350 of this will be held as a refundable security deposit, and $150 is applied towards a cleaning fee.
All Reservation Policies
- Guests must be 18 years of age or older to rent any campsite or cabin.
- Reservations will be held until check-out time on the day following your scheduled arrival.
- No shows will result in full forfeiture of funds.
- Specific site and cabin numbers are not guaranteed unless a Site Lock fee has been paid.
- Site and cabin numbers may change prior to arrival; however, the site and cabin type that was booked will be guaranteed.
Cabin and Lodging Policies
- A credit card is required to be on file for any cabin or lodging reservation.
- A $150 credit card hold is required for any cabin or lodging reservation that is 29 days or less.
- Any damages to the rental unit, whether caused by me, my children, guests, or pets, must be reported to the registration office immediately or upon checkout.
- Any damages that occur during my stay will be charged to my credit card following a thorough inspection by management.
- Excessive cleaning fee will be charged, a minimum of $250 for cabins or lodging units that are left extremely unclean or with excessive garbage.
Long-Term Stays (30 days or Greater)
- A total of $500 is required for all cabin or lodging stays of 30 days or longer.
- A $350 security deposit is held as a refundable security deposit, and $150 is applied towards a cleaning fee.
- All long-term stays require a completed background check before the monthly rate can be applied.
- A $25 application fee is required from the guest.
- While the background check is processing, guests will be charged the transient (nightly) rate for their rental unit or campsite.
- Upon successful clearance, the rate will be retroactively adjusted to the monthly rate from the date of arrival.
- All long-term payments are due by the 1st of each month.
- For long-term reservations, a late payment charge of $50.00 will be charged for delinquent accounts after the 5th day of the month.
- There will be a $50.00 fee for any bounced ACH or returned check.
- Guests acknowledge they are not tenants but licensees of the campground.
- Management may terminate the guest’s license to enter the premises at any time for any reason.
- All long-term guests must review and accept all Seasonal Agreements and/or Monthly Agreements and Rules, whichever is applicable for their stay.
- On a recurring basis, Campground Management shall be permitted to conduct inspections of the Cabin for routine maintenance, cleanliness and appropriate use with at least 48 hours’ notice, or immediately and without notice in the event of an emergency, a real or suspected safety threat to any Park personnel or guest, or any actual or suspected unlawful activity.
Defaults and Removal
- Failure to pay fees when due, abide by Campground rules, or respond to official communications from Campground constitutes a default under this Agreement. Upon default, Campground may revoke Guest’s license to occupy the premises, and Guest agrees to vacate the site immediately upon written or posted notice.
- If the Guest fails to vacate, Campground reserves the right to remove the Guest and any property remaining on the site in accordance with applicable law.
Pet Policy
- Pets are welcome at campsites and in designated pet-friendly lodging units.
- To ensure a safe and enjoyable experience for all guests, please review our pet policies.
- Each site allows a maximum of two pets, and visitors are not permitted to bring pets.
- Pets must be supervised and kept on a leash no longer than 6 feet at all times and cannot be left unattended in cabins or at campsites.
- Guests must ensure their pets do not disturb other campers—excessive barking, howling, or disruptive behavior will not be tolerated.
- You are responsible for cleaning up after your pets, with waste bags required to be properly disposed of in designated trash bins.
- Any pet-related damages to campsites, cabins, or campground property will be charged to the credit card on file following a management inspection.
- If a guest is unable or unwilling to control their pet or comply with management's request to remove the pet, management reserves the right to terminate the guest’s reservation and eject them from the campground without a refund.
- All pets must be up to date on vaccinations, and proof of vaccination must be available upon request.
- Please note that, with the exception of service animals, pets are not permitted in restrooms, laundry, playgrounds, or swimming areas.
- Guests assume full responsibility for their pet(s) and agree to release the campground, its owners, employees, and agents from any and all liability arising from pet-related injuries, damages, or accidents during their stay.
Child Safety
- For the safety of all guests: Children 14 and under must be supervised by an adult (18+) at all times throughout the campground, including at lakes, ponds, and creeks.
- Children under 16 must be accompanied by an adult at all times while at the pool.
- Golf carts may only be driven by guests 16 and older who have a valid driver’s license.
- Failure to follow these rules may result in a violation notice and fine.
WiFi
- The Park’s Wifi may only be used for lawful purposes.
- Transmission of any material in violation of any federal or state statute or regulation is prohibited.
- WiFi may be affected by weather, high usage, or technical issues.
Not Permitted
- The following are prohibited within the campground: fireworks, openly carried firearms, drones, 4-wheelers, ATVs, use of open flames beyond designated fire pits, external electric heaters, storage of hazardous materials, or commercial business use.
Golf Carts
- All guests must comply with the following rules regarding the use of golf carts on the property.
- Each guest must register their personal golf cart with the office upon check-in.
- Must present a valid driver’s license and proof of liability insurance.
- Each guest owning a golf cart is solely responsible for ensuring that all operators of the golf cart are a minimum of 16 years of age and possess a valid driver’s license.
- Golf carts must have headlights on while in use after sunset.
- Carts without headlights may not be used after sunset.
- Golf carts must be driven responsibly at all times.
- Horseplay, racing, or any misuse of carts is prohibited.
- Use is limited to blacktop or gravel roads only; driving through RV sites or restricted areas is not permitted.
- Operating a golf cart while consuming or under the influence of alcohol, marijuana, or illegal drugs is strictly prohibited.
- Do not exceed the seating capacity of the golf cart.
- All occupants must be seated while the cart is in motion.
- Engage the brake and remove the key when the cart is not in use.
- Drivers must adhere to all speed limits and posted signs.
Photography and Video Content
- Guest consents to our capture and use of voice recordings, images, videos, and likeness for any and its affiliates, subsidiaries, licensees to use my name and photographic likeness in all forms and media for the purposes of advertising, promotions, trade, and any other lawful purpose.
Cleaning
- Short Term Stays (<29 days): At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Campground Management may charge my credit card with a $125 cleaning fee.
- Long Term Stays (30+ Days): At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean.
- A flat $150 cleaning fee will be applied to all long term stays.
Damages
- All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout.
- All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Campground Management.
- Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.
Guest Responsibility for Damage & Conduct
- Guests are financially responsible for any damage to the campground, including but not limited to RV sites, electrical pedestals, water and sewer connections, utility systems, buildings, roads, landscaping, picnic tables, fire pits, or other park property, whether caused by their RV, vehicles, equipment, campfires, pets, or actions of themselves, their family members, invitees, or visitors.
- The Campground may charge the credit card on file or otherwise bill the Guest for the full cost of repair, replacement, cleanup, or remediation.
Fire, Electrical, and Hazardous Use
- Guests are responsible for the safe operation and maintenance of all RV systems, including electrical, propane, heating, and cooking equipment.
- Any fire, explosion, or damage resulting from improper use, overloading, tampering with electrical pedestals, unsafe appliances, illegal modifications, or failure to maintain their RV or equipment shall be the sole responsibility of the Guest.
- Guests agree to reimburse the Campground for all losses, damages, claims, and costs (including attorney’s fees) arising from such incidents.
Intentional or Negligent Damage / Harm to Others
- Guests shall not intentionally damage or deface any Campground property or engage in conduct that endangers the safety, health, or peaceful enjoyment of other guests or Campground staff.
- Guests agree to be liable for, indemnify, and hold harmless the Campground Parties from any claims, injuries, damages, or losses arising out of Guest’s intentional acts, negligence, or violations of Campground rules, including any harm or injury caused to other guests, visitors, or staff.
RV Insurance Requirement
- Guests are responsible for maintaining adequate insurance coverage on their RV, camper, trailer, tow vehicle, and personal property at all times while on the Premises.
- At a minimum, Guests must carry liability insurance on any RV, camper, or trailer brought into the Campground, with limits sufficient to cover property damage and bodily injury to third parties.
- Proof of insurance may be requested by Campground Management at check-in or at any time during the stay, and failure to provide proof of coverage upon request may result in cancellation of the reservation or removal from the Campground without refund.
- Guests agree that their insurance shall be the primary source of coverage for any loss, damage, fire, explosion, leak, or other incident involving their RV, camper, trailer, vehicles, or equipment, and that the Campground shall not be responsible for any uninsured or underinsured loss.
Campground Disclaimer
- All guests, visitors, and other occupants ("guests") must adhere to the Rules and Regulations, posted rules and regulations at Bayberry RV Park (“Campground”), as well as any instructions provided by campground management.
- Management reserves the right to remove anyone violating these guidelines or posted rules.

Cancellation Policy
RV & Tent Campsites
- Cancellations made 15 days or more prior to arrival will receive a full refund, less a $25 service charge.
- Cancellations made between 8-14 days to arrival will receive a full refund minus 50% cancellation fee.
- Cancellations made within 7 days of scheduled arrival will forfeit full reservation.
Cabins and Lodging Units
- Cancellations made 22 days or more prior to arrival will receive a full refund, less a $25 service charge
- Cancellations made between 15-21 days to arrival will receive a full refund minus 50% cancellation fee.
- Cancellations made within 14 days of scheduled arrival will forfeit full reservation.
Long-term stays (30 days or greater)
- Cancellations may be made for a full refund of your deposit up to 45 days prior to your arrival, less a $25 service charge.
- Cancellations made after this date and prior to arrival will be forfeit full deposit amount paid.
- All refunds will be made in the same form of payment used to secure the reservation.
- All Spot2Nite reservations require payment in full at the time of booking.
